"We met Rob Holt at the Seattle Home show in 2020 and we were impressed with his knowledge of awnings. He has had over 24 years of experience working with awnings and is licensed and bonded. He came out right away in February to give us a bid and in March we had a large 20 x 13.6 retractable awning installed on our Southern facing deck. We also decided to go with the LED dimming light kit as well. The crew that installed it were great and we really liked the electrician that they work with too. The awning looks awesome and it has really cooled down our deck area! Since the installation, I have had a few questions for Rob and he has gotten right back to me. If you are in the market for an awning, I would definitely recommended Mr. Holt's company, Seattle Shade and Awning."

"I have had them back twice to install awnings over my deck and carport. They are first class contractors, prompt and do the job right. I have them coming back to install an awning over the walk way. He always sticks to his quotes. Very good company."

"We recently hired Kenny to install an attic ladder in our garage, and we couldn’t be happier with his work. He arrived right on time, was professional, and made safety a clear priority throughout the project. Kenny was also very personable and easy to work with, and his craftsmanship and skills really showed in the finished result. We highly recommend him and wouldn’t hesitate to hire him again!"

"Inconsistent quality, we will need to repaint ceilings and walls in a few areas. Looks like inferior brushes used for edge painting in some of the rooms. Felt they move on and didn't finish the job to our satisfaction."

Awnings questions, answered by experts

The longest-lasting awning materials include vinyl, polycarbonate, and polyester for their durability and cleanability. Other materials like canvas and metal can last a long time, but may wear out faster. The key to getting the longest life from your awning material is to maintain it properly by cleaning yearly, keeping debris from gathering on it, and protecting it during stormy weather or high winds by retracting it or moving it to a protected area.

If you're handy, it might be worth trying to install retractable awnings yourself. Just keep in mind that motorized retractable awnings require much more know-how, and the risk of something costly going wrong (such as damaging your new awnings) is higher.

Mechanical awnings should be easy to install for the average person with some handyman skills.

To ensure the installation process goes smoothly, it's wise to ask a potential pro several questions. Key topics to cover include:

  • Licensing and Insurance: Do you have a professional license and insurance to perform this work? This is crucial as installing an awning into a home's exterior can be a complex job.

  • Cost Estimate: What was the price of similar jobs you've completed? Awning installation costs can vary based on size, design, and location, so this helps establish a general price range.

  • Project Timeline: How long will this project take to complete? Getting an estimated timeline provides peace of mind, even though unforeseen hurdles can occur.

  • Building Permits: Will I need a building permit for this project, and who is responsible for obtaining it? An experienced local contractor will be knowledgeable about local rules and regulations.

  • References and Portfolio: Do you have references from previous clients or photos of completed projects? Speaking with past clients and seeing previous work can give you insight into their experience and the quality of their work.

The average cost to build a pergola ranges from $2,200 to $6,400, whereas the average cost of an awning ranges from $1,400 to $4,400, meaning that an awning tends to be less expensive to build or install than a pergola. Ultimately, the less expensive option depends on a few factors, including size, quality of materials used, and location.

It’s not a good idea to allow heavy rain to fall on your awning, as puddling can occur and overload the awning. Your awning should be able to handle a light rain, though you should allow it to dry out before retracting it or open it to dry as soon as the rain stops. As always, consult manufacturer guidelines for using and caring for your awning.
