"I didn't expect anything this nice for the price. I watched them assemble the patio cover, and the quality of the material and installation was exemplary. I am truly astonished at the change it made to my deck and home. I can recommend Sound Patio Solutions without reservations."

"Seattle shade and awning did a great job on my patio cover. TJ came out and gave me a very reasonable quote, and the awning came out really nice. I had an odd shaped porch so they had to be inventive to cover it. It needed a bit of follow up work and they were very responsive and did a great job. No hassles. I highly recommend this company based on my experience"

"Amado and his team did an excellent job bringing the ideas we had to life. They created a contemporary space in front of our office building with beautiful pavers, concrete benches, a pondless fountain with basalt columns, an irrigation system, lighting, and landscaping. We have been getting many compliments on Sunny Seattle's work. Amado helped us to secure permitting which was a big challenge! He made sure everything was done to code and permitted. He stayed very close to the budget we set. When we had a small leak after the completion of the project he and his team took responsibility and fixed the problem and covered the expenses. Amado is honest, hard working, caring and was open to listening and implementing our ideas."

"I couldn't be more satisfied with the work these guys did on our new fence. It was a HUGE purchase for us and we got every last penny's worth and then some. They have a top-notch work ethic, excellent communication skills, and a keen eye for the little details. They also have great personalities which is always a plus. This was literally the most stress-free job we've had done since buying our old bungalow 8 years ago. We plan to keep RFI on speed dial for future projects. It's not always easy to find a talented and reliable contractor in Seattle. Fred got in touch right away after I put in a request on Home Advisor and answered every question I followed up with (and I am detail-oriented like he is). We are extremely glad to have found RFI and highly recommend them!"

"After I met Stuart, the owner of Summit painting, I knew I wanted to hire him for my painting needs. He was very professional, knowledgeable, competent in his line of work and just a really likeable guy. I was very comfortable with him and knew it would be a good fit. We discussed the scope of work which included painting and staining of a brand new stair case (along with interior walls) and he understood my expectations. I received a very clear bid from him that outlined in detail what the job included and any potential additional charges, which I appreciated. When painting day came....I couldnt have been any happier. His guys were amazing. They were on time, extremely professional, friendly, clean and tidy, efficient and amazing painters. They all worked so well together. I just have to say I was amazed at how much care they took to cover and protect all of my furniture. I just hand my kitchen remodeled and they were meticulous in their care. I am in love with the paint job and I am so glad that I trusted my gut and went with Summit painting. I plan to have them back to to paint my upstairs bedrooms soon. You will not be dissapointed. I'm thrilled."

"Ray is terrific. Our deck was falling apart in several places and we knew we wanted to replace it with one that was functional, attractive and would last a long time in the damp Pacific Northwest. We didn't know if we wanted to go with cedar, (less expensive) or a composite which would last longer but cost far more. After a discussion of our needs and budget, Ray redesigned and was able to re-use the foundation, which was still in good condition. He gave us pricing on both options and provided photos of both that he had built in the past. He showed up exactly on time, was courteous and respectful of our property and tenants and even worked in the evenings to avoid the inevitable rain, which kept him on schedule. His pricing was as estimated (although I think he shortchanged himself a bit) and his work impeccable. I would definitely recommend him to anyone who needs a capable craftsman who works with honesty and integrity."

Patio Covers questions, answered by experts

Yes, you can replace just the fabric on an awning without having to replace the entire awning frame and hardware. This process will take a professional about one to two hours. If you want to DIY, it could take longer, especially for large or retractable awnings. Replacing the fabric on an awning can improve the look of your home and help naturally cool your interior and exterior spaces.

To ensure the installation process goes smoothly, it's wise to ask a potential pro several questions. Key topics to cover include:

  • Licensing and Insurance: Do you have a professional license and insurance to perform this work? This is crucial as installing an awning into a home's exterior can be a complex job.

  • Cost Estimate: What was the price of similar jobs you've completed? Awning installation costs can vary based on size, design, and location, so this helps establish a general price range.

  • Project Timeline: How long will this project take to complete? Getting an estimated timeline provides peace of mind, even though unforeseen hurdles can occur.

  • Building Permits: Will I need a building permit for this project, and who is responsible for obtaining it? An experienced local contractor will be knowledgeable about local rules and regulations.

  • References and Portfolio: Do you have references from previous clients or photos of completed projects? Speaking with past clients and seeing previous work can give you insight into their experience and the quality of their work.

The longest-lasting awning materials include vinyl, polycarbonate, and polyester for their durability and cleanability. Other materials like canvas and metal can last a long time, but may wear out faster. The key to getting the longest life from your awning material is to maintain it properly by cleaning yearly, keeping debris from gathering on it, and protecting it during stormy weather or high winds by retracting it or moving it to a protected area.

There are many materials to choose from, including picket fencing, wood slats, galvanized metal skirting, dog-ear fence panels, scallop wood fence panels, bamboo screens, and other decorative screens. You can search for materials at local big box stores like Home Depot or scour online home improvement sites. Good search terms to use are fencing, skirting, and privacy panels.

The average cost to build a pergola ranges from $2,200 to $6,400, whereas the average cost of an awning ranges from $1,400 to $4,400, meaning that an awning tends to be less expensive to build or install than a pergola. Ultimately, the less expensive option depends on a few factors, including size, quality of materials used, and location.
