"It was great working with Ed. He was available in a short notice and walked me through the inspection. He explained where the issues were and possible future issues if not repaired. As a first time home buyer, with Edâ s help, I definitely learned a lot during the inspection. Highly recommend working with Ed."

"Joseph at Pride Home Inspections did a wonderful job for us. We hired him to inspect a 1993 manufactured home. Despite the fact that there was a tenant, and belongings in the home, Joseph completed a thorough inspection. I was able to be with him or nearby throughout the inspection and he was able to explain much of what he found so that I could easily understand it. Additionally, his written report at the end was thorough, had the appropriate photos and was presented i a manner that made it easy to comprehend. This inspection will allow us to make repairs and improvements to the home so that it will continue to be a liveable home. . I would recommend Joseph without reservation and would use him again."

"We were very pleased with the appraisal service we got from North Coast Appraisal. They were prompt in scheduling the appointment for us, and the whole process was completed within a week. Eduardo was very professional and did a thorough job of inspecting and evaluating our property and the home on it. He also shared his knowledge with us and shared some ideas of possibilities for future use of the property, which was quite helpful."

"Smart Electric was pretty good to work with. We were especially pleased with the technician, Gram, who was kind, communicative, and thorough with his work. He came back multiple times for final touches and adjustments after the inspection report. In general, there were a couple of communication gaps with the company when initiating the project and day 1 of work, but it got settled by the end. We are pleased with our new heat pump and furnace."

"Very satisfied with the whole process. Gerald did an excellent job. Arrived punctually and observed COVID protocols. Explained clearly what he was going to do and how. Showed us preliminary findings, and obtained our permission to take samples for lab testing. We felt he listened to, and responded to, our concerns. Overall a very professional experience. We’ve now received the written report and feel we got what we wanted: an objective analysis of the problem and information we need to remedy it."

"I would 100% recommend David at Renew Restoration. He is one of the most flexible and caring people I have ever worked with! I called for a mold inspection before purchasing a house and David came out the next day. Not only that, but he graciously did not charge for the initial inspection or the letter he wrote to the sellers. I will be using Renew Restoration for all mold remediation in the future. The organic approach to a mold problem is the way to go!"

Home Inspection questions, answered by experts

A mobile home inspection thoroughly assesses a manufactured or mobile home's structural and functional aspects. A certified inspector examines the home's condition, including its foundation, roofing, plumbing, electrical systems, HVAC, insulation, flooring, and overall structural integrity. The goal is to identify any potential issues, safety hazards, or necessary repairs. The inspector provides a detailed report summarizing the findings, highlights the strengths and weaknesses of the home, and often includes an estimate for the remaining life span of appliances, systems, and components.

Structural engineers can perform various inspections on different structures in your home. These inspections usually include a report detailing the engineer’s findings and recommendations for repairs so you can determine your next course of action for repairs, replacements, or new builds. Some of the most common structural engineering reports include:

  • Full home inspection: $350–$1,000

  • Foundation: $300–$800

  • Load-bearing walls: $300–$1,000

  • Roof: $150–$600

  • Chimney: $200–$500

Asbestos is commonly found in certain older homes, depending on the time period in which they were built. Asbestos use in home construction began in the 1920s and peaked after World War II before being limited by legislation in the ’70s, so a house constructed in 1880 is unlikely to contain asbestos, while one built in 1950 is much more likely to. Research a home’s history to determine the time period when it was built and any renovations made since.

Part of a pre-drywall inspector’s job is ensuring all work done on the home is up to code. If they discover anything that doesn’t comply, these fixes may be required by the local government or by the lender financing the build. Aside from these mandatory post-inspection home repairs, it’s technically optional to make any other repairs—though it’s a good idea to remain proactive about them to avoid a bigger issue in the future.

Consulting the architect of your house is not the best way to determine when it was built. Many homes are built by developers or builders, so there may not be a specific architect to track down—especially if you have a very old house. Instead, it’s best to rely on local government records.
