"Had a roof installed, it leaked, did damage to the inside of our house! His workers were horrendous, foul mouth, using our yard and woods as a bathroom! Work took 4 weeks and in the meantime, his guys were filling the dumpster with all their junk! The roof leaked through the winter, every time it would rain, our inside was being damaged! Now trying to recoup some money after I had to have another company repair and Sean has not returned any phone calls, emails, text! Even from the Better Business Bureau! Don’t bother hiring these guys!"

Chimney Repair questions, answered by experts

Metal roofs boast a few advantages over more traditional asphalt roofs, the most impressive being a longer lifespan. Metal roofs last for up to 80 years, while asphalt roofs average between 20 and 30 years. Metal roofs are less likely to leak, depending on the type of metal roof you choose. They shed snow more easily and help keep your home cooler in hot, sunny climates.

Installing a metal roof will rarely affect your homeowner’s insurance policy in a negative way, and you might even get a discount on your premium for installing one, depending on your area. Metal roofs can reduce the risk of structural damage from heavy snow, and they stand up better to strong winds and impact, so homeowners in areas that see excessive snowfall or extreme weather may see savings on insurance premiums after installing a metal roof.

24-gauge metal is thicker and will stand up better to impact, so it’s a better option for roofs that will see heavy snow and ice accumulation, hail storms, fallen tree debris, and blown debris. It’s a more expensive option, but it’s worth the added cost for roof longevity in extreme climates. If you live in a more moderate climate and don’t have trees overhanging your roof, 26-gauge metal is suitable and is a more affordable option.

Whether you should repair or replace your roof boils down to the scope of the damage. If you need to replace more than 20% or 30% of your roof, then it’s probably a good idea to just replace the entire roof, as leaving older sections up can leave parts of your roof open to more issues. By replacing your roof, you can have peace of mind that no pesky leaks are sneaking into your home.

Homeowners insurance may pay for chimney repair if the damage type is covered under your policy, such as lightning strikes, heavy storm damage, fallen trees, and unexpected chimney fires. However, if a fire or other damage is caused by poor or improper maintenance, a standard homeowners insurance policy won't cover repairs.
