"In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. See the invoice they submitted, which completely overlooks the $35,895.76 payment we made (supported by our bank transactions). —-------------The payment schedule on the contract has major math errors—--------- Payments for the work are due as follows: Contract Total $ 194,972.33 $ 19,497.23 deposit is due at initial design meeting.(10% of the Contract Total) 20% of the Contract Total is due at the preconstruction meeting. 30% of the Contract Total is due at start of drywall repair. ←– we requested halt at this phase and according to texas property code Sec. 28.003. EXCEPTION FOR GOOD FAITH DISPUTE; we can WITHHOLDING up to 110% of the difference between the amount the obligee claims is due and the amount the obligor claims is due. 30% of the Contract Total is due at start of countertop/trim installation. ←–we don’t even have any work for countertop 17% of the Contract Total is due at walkthrough. I design new homes, additions, and remodels in 2D (normal design plans) that contractors build from. I then take that design and put it into 3D so that you, the homeowner, can visualize what the project would look like before starting construction. I put in the landscaping, vehicles, furniture, pictures, painted walls, light fixtures, plumbing fixtures etc. All of this is done in 3D COLOR. you can also see your floor coverings (wood, tile, carpet), interior trim type and size. The client can see each room by walking thru it in 3D. Then I take the roof off so that you can see the entire interior of the home, addition or remodel from a Birds eye view in 3D COLOR. if you do not like the type of brick or siding on the home - it can be changed out. This process keeps you from making a serious mistake in the design by seeing it in a finished state BEFORE starting on construction. I send a daily email to the client informing them of what was done that day. I also send copies of any design work completed so that the client can look at it and decide if that is what they want. I have been doing 3D design for over 20 years in the Greater metroplex area of north Texas. Each design meets the requirements of the city or county in which the design work is completed. Most people do not understand all the floor plans etc. that builders use. I design new homes, additions, and remodels in 2D (normal design plans) that contractors build from. I then take that design and put it into 3D so that you, the homeowner, can visualize what the project would look like before starting construction. I put in the landscaping, vehicles, furniture, pictures, painted walls, light fixtures, plumbing fixtures etc. All of this is done in 3D COLOR. you can also see your floor coverings (wood, tile, carpet), interior trim type and size. The client can see each room by walking thru it in 3D. Then I take the roof off so that you can see the entire interior of the home, addition or remodel from a Birds eye view in 3D COLOR. if you do not like the type of brick or siding on the home - it can be changed out. This process keeps you from making a serious mistake in the design by seeing it in a finished state BEFORE starting on construction. I send a daily email to the client informing them of what was done that day. I also send copies of any design work completed so that the client can look at it and decide if that is what they want. Communicate with the homeowner on the project request, including assistance when exact plans aren’t known
Develop computer-aided models and blueprints of the requested design

Supervise the general contractor and any subcontractors throughout the project

After all, you wouldn’t want to spend time and resources on a professional that doesn’t specialize in exactly what you want in a house. Some questions to ask your architect include:
How do you charge for services? Is it on an hourly basis, based on square footage, or based on project size?
How do we work together to stay on budget for this project?
Do you anticipate any future challenges with this project? How are these communicated?
What is your project management style? If you are not handling the day-to-day details, who is my point of contact?
Can I see previous similar projects that you’ve completed?
Do you have any specialty experience, like working on historic homes or using sustainable building materials?

After you’ve spoken with your contractor and agreed on a project, they’ll draw up blueprints, or plans, that the construction crew will use. The blueprint process can take between four and six months to complete. While this can seem like a long time, remember that the architect must communicate with your municipality to determine codes, communicate with you as the homeowner with any changes or adjustments, and coordinate with the construction crew.
If you simply remodel your home or add an addition, the time to draw up the plans will be shorter since fewer permits and surveys are required. Even still, it’s best to plan for a few months for the architect to complete this part of the project.
