"We had a great experience working with Pat. We had a large remodel of an early 1920s home where we wanted to update but maintain the traditional character. Pat worked within our budget and land requirements while also maximizing our wants and making the space functional. She listened to us, while also guiding us in our options. She also worked well with our contractor and engineer. Would highly recommend and will use again on future projects."

"During wind storm a tree fell on out buildings. A garage and 2 sheds. This company was fast in tarping garage roof to keep rain from getting in. Also, Anwar was quick to give estimates on repairing garage roof and sheds. His crews put new roof on garage and sheds as well as replacing broken rafters caused by the tree. They prepped and painted garage and sheds. They look brand new. Anwar interfaced with my insurance company to get additional considerations from the original insurance estimate. I was especially appreciative of his help. You can't go wrong by hiring Dluxe Construction!!!"

"Matthew Bruce exceeded our expectations. Our 92-year-old dad fell while using the bathroom and injured himself. We needed an immediate response to make the bathroom safe. Matthew responded to my request very quickly. He asked questions about the situation that showed he had the expertise we needed. He came to the house within a day of agreeing to perform the work and completed the most urgent task that day. He needed other tools to complete the installation of the grab bar drilled into the shower tiles, so he had to return at a later time. He communicated clearly when he could return and completed the task. Additionally, he cleaned up after his work and was pleasant to workMatthew Bruce exceeded our expectations. "Juan helped us design and plan a 4-plex on a small lot in a prime location. He met with the city and sorted out the codes we could use (duplex with 2 ADUs), and worked with us and the city the whole way through our work together. His plans made good sense, and he gave us space to think about it, talk about it and come back with thoughts that he would incorporate when we could. I feel like we had good control of the process, and he is a pleasure to work with. Thank you, Juan!"

Structural Engineering questions, answered by experts

Their expertise in identifying potential problems early and implementing durable solutions safeguards your home’s integrity.

First, most contractors will have a structural engineer create a report and plan for your project to ensure it’s safe to cut into the load-bearing wall. The contractor will then excavate around the wall, if necessary, measure the opening—allowing for additional space to fit and level the door, and then cut the doorway out. They will likely install a steel lintel as a header over the door for support. Once the doorway is cut out, they’ll demolish the concrete using sledge hammers and masonry chisels, clean up the surrounding concrete, and seal around the door with masonry mortar.

It's safe to assume that all exterior walls are load-bearing, or at least have load-bearing characteristics. Some older homes feature porches or bump-outs that don't rest on the home's foundation. However, they still must carry the weight of the roof section they support. Walls containing floor-to-ceiling glass or other non-structural elements must use post and beam configurations to meet load-bearing criteria.

A construction manager is particularly useful in the case of a large-scale build with custom design elements, so it’s usually worth it to hire one. They can help manage your budget, maintain quality control, oversee timelines, and navigate unexpected hurdles. While construction managers are pricey, they can actually save money in the long run by identifying cost-saving opportunities and ensuring the project stays within budget.

The depth of any foundation style depends on your climate and how deep the frost line is, as building code requires that the footers of a foundation—which are built into a monolithic slab—sit at least a foot below the frost line. At the southern tip of Florida, for example, a monolithic slab foundation would only need to sit 12 inches under the soil at the widest parts. On some parts of the Canadian border, the frost line is 100 inches, which would mean a minimum of 112 inches, which is prohibitively deep for a monolithic slab.
