"We had a loose railing and steps on the front porch. Hashtag fit our small job into their schedule, and did the job not only in a timely manner, but were very precise and did a wonderful job. I would hire them again over and over."

Customers say: Terrific value

"I received several bids for my fence project. I was quit surprised to learned most are specialized in the fact they only install the fence. They do not stain their finished work. But of course they have someone they can recommend. I have a small retaining wall that needed shored up and completed. They don't do it, but they know someone they could recommend. Well lucky for me I found Micheal. He gave me a fair and reasonable bid for all the work I needed completed. He and his crew worked on my project in a timely manner. I would recommend MSW Remodeling LLC to others. I plan to use Michael in the future for my other honey do list."

"George and his crew completed our ADA bathroom remodel two weeks earlier than contracted. They were professional in the face of challenges that come with remodel surprises when the walls are opened up. We hardly knew they were in our home and thrilled with the new bathroom!"

"We have used Classic Pro Contractors in the past and will continue to have David and his crew be our number one company to call with a painting and/or repair need. He got the work done on time, did a great job, and stayed in communication with us the whole time. He is definitely a person we will continue to use.

Repair Patio questions, answered by experts

A prefab sunroom will last for between 10 and 20 years in most cases, although you could get up to 50 years out of a high-quality prefab sunroom. In addition to material quality, your prefab sunroom’s lifespan will depend on the foundation type and the climate in your area. Extreme weather and expansive soil can decrease the expected life.

A sunroom may count toward your home's total square footage or living space if it meets certain conditions, which can vary by local regulations. Generally, for a sunroom to be included, it must be fully enclosed, properly insulated, and equipped with electrical access and a heating and cooling (HVAC) system, similar to a four-season room. It should also meet the same construction standards as the rest of the house. Three-season sunrooms that function more like enclosed porches typically do not count toward the total square footage and are considered exterior living space.

DIY is possible for minor issues like sealing cracks. Professional services ensure proper structural and weatherproof repairs.

The cost to build a sunroom averages around $47,000, but the price can range from $5,000 to $140,000 for high-end, custom projects. On a square-foot basis, you can expect to pay between $150 and $300. The total cost is influenced by the sunroom's type, size, materials, and other factors.

Common types and their typical costs include:

  • Three-season room: $10,000–$40,000

  • Four-season room: $25,000–$80,000

  • Glass solarium: $30,000–$75,000

  • Conservatory or garden room: $5,000–$80,000

  • Atrium: $10,000–$35,000

  • Prefabricated sunroom: $5,500–$30,000

Additional cost factors include permits, site preparation, foundation type, insulation, roofing, windows, doors, electrical work, heating and cooling systems, and your geographic location.

Yes, a sunroom will require a permit. You may just need a general construction permit for a screened-in porch or solarium. For a three-season room with electricity and a four-season room with electric, heating, and cooling, you’ll need additional permits for each of the utilities, as well as a roofing permit.
