"I hired David to inspect a home I was considering after the initial home inspection team noted some potential issues with the beams in the basement. David was easy to work with and came out on short notice to give a very thorough inspection of the home's foundation and made recommendations that would benefit the property in the long-term. The price for the inspection was very reasonable, and I would absolutely hire him again if I should ever need structural engineering services in the future."

"Had Betts Structural Engineering come and look at the foundation of a house we were in contract on. Josh came out and was professional and informative. He informed us the foundation was failing and explained what needed to be done. He throughly explained everything and told us how we could do it ourselves for much cheaper than a contractor could do it. In the end he saved us from a long and expensive process if we proceeded with the house."

"We were lucky to find Kian Architecture to help draw up some life safety plans for a newly constructed exhibit at the National Aviation Hall of Fame in Dayton, Ohio. We were building a permanent structure within a larger gallery space and Brian helped us identify the codes we needed to comply with. He was very patient with us explaining all of the intricacies of the building codes. Brian talked us through options for modifying our design to comply with codes. We had a tight timeline and he was on top of it to help meet all deadlines. Thank you Brian and Kian Architecture!"

Structural Engineering questions, answered by experts

For Dayton homes, keep a crack gauge or ruler, a 4-foot level, moisture meter, flashlight, and camera to monitor structural changes. Emergency supplies like hydraulic cement, plastic sheeting, adjustable support posts, a dehumidifier, and a sump pump are helpful. Preventive items such as foundation sealers, gutter cleaning tools, caulking compounds, and wood preservatives help manage Dayton’s clay soils and humidity.

Helpful?

In Dayton, be cautious of vague quotes, missing details about soil analysis, or proposals that don’t mention permit requirements. Extremely low bids, lack of references from local projects, or professionals unfamiliar with Dayton’s clay soils and weather are warning signs. Always expect a clear written proposal, defined project timeline, and references from recent area structural inspection or home foundation repair projects.

Helpful?

In Dayton, it’s time to schedule a structural inspection if you notice foundation cracks wider than 1/4 inch, sticking doors or windows, sagging roof lines, or water entering your basement. Homes over 50 years old, especially after harsh winters or heavy storms, should be checked every 3-5 years or before starting major home foundation repair or renovations to prevent costly structural issues.

Helpful?

In Dayton’s climate, pay attention to hairline cracks that widen seasonally, minor water seepage after spring rains, or small spots of wood rot. Even slight floor unevenness or roof sagging can quickly worsen due to shifting clay soils and humidity. Addressing these early with a structural inspection helps prevent major home foundation repairs and protects your property from severe weather damage.

Helpful?

If you notice recurring cracks within a season, water intrusion after repairs, or foundation fixes that fail during Dayton’s freeze-thaw cycles, previous work may need to be redone. Signs like poor drainage, mismatched repair materials, or incomplete inspections suggest the repairs didn’t address local soil movement. Missing documentation is also a red flag that the project may not meet Dayton’s structural standards.
