"Based on concerns of the home inspector, I hired a structural engineer to check out the house I was considering. I have no experience with home ownership and wanted assurance I was making a good decision for my son and my first home. My realtor gave me a list of structural engineers he worked with in the past. Tracy was my second call. I left a voicemail for the first person and did not get a return call. Tracy answered the phone, asked questions I could understand and answer and an appointment was made only a few days later. I met him and my realtor at the house. "This one-star rating is generous! We are seven weeks into a four-day job at our house! The have been back three times to finish the job and it is still not done. My back yard is a mud pit! I have been informed by the "office" that it will take two more weeks before I can be put on the schedule for a crew to come back. The crew is working from their Lancaster office, and the managers won't return phone calls and are hiding behind the receptionist. I work just a few miles from their Lexington office, so I decided to pop in and talk to a different person only to find out that there is no staff in this office. The website for the Lexington office has a picture of the building and posted hours of 9 am to 6 pm, but it is just a building with mailboxes and a few shared meeting rooms used by several companies. Customer service is absolutely horrible. Think twice before hiring USS!"

The process of hiring a structural engineer starts by finding reliable professionals in your area and comparing quotes from at least three of them. From there, you can narrow down your selection by asking some leading questions:

  • Do you have experience working in my specific area?

  • Do you have professional indemnity insurance?

  • What will your structural report cover?

  • Do you charge a flat fee for a structural report or by the hour?

  • How long have you been in business?

  • Do you have a list of customer references?

Signs of structural damage include foundation cracks, roof leaks, bouncy floors, crumbling concrete, and cracked or leaning chimneys. Structural damage can make itself apparent in various ways, and sometimes, there may not be obvious signs. Inspect your foundation and roof annually to stay ahead of potentially serious structural problems. 

If you intend to do the majority of the work yourself, you can pay to hire an architect or a structural engineer to ensure your home remains structurally sound. The easiest way to tell if a wall is load bearing is to check if it’s an exterior wall or if it runs perpendicular to the joists above and below it (or parallel to beams). Exterior walls are almost always load-bearing, and walls that run under beams or parallel to them are also usually load-bearing. There are exceptions to these rules, and walls that don’t fit into these categories can still be load-bearing. If you’re unsure, hire a structural engineer to look at your home to assess whether or not the wall is structural.
