My primary business is consulting on buildings that have construction defects that allow moisture intrusion, rot, mold, etc. I also work with builders on new buildings to assist in the sequencing and selection of products to prevent moisture intrusion, promote long-term building performance, ie., concrete curing, roof flashing, window and door installation, moisture barriers, basement waterproofing, etc.

"Buyers Beware – Total Waste of Money We purchased the premium home warranty package through Home Warranty Inc (homewarrantyinc.com) when we bought our home in October 2024, including the add-on for sprinkler system coverage. As anyone familiar with North Dakota knows, sprinkler systems must be winterized in September or October to prevent freeze damage. Ours was professionally blown out as soon as we moved in. Fast forward to spring—sprinkler systems in this region typically aren’t used again until late May, after the last freeze. We hired a professional sprinkler company to perform the spring startup and inspection. They found that multiple valves weren’t working properly. I filed a claim with the home warranty company immediately. Despite having the coverage, they denied the claim, saying it was a "pre-existing condition." That’s absolutely ridiculous, considering the system was winterized upon move-in and wasn’t even operational until months later. To make matters worse, this company has no partnered service providers in our town. You're expected to find your own technician, and good luck finding one who’s willing to work with them. Even if you do, you're likely stuck paying a significant amount out of pocket if anything needs to be replaced. This company is a complete scam. They take your money and leave you high and dry when it actually matters. I would never recommend them to anyone."

You will likely need to purchase additional water damage and sump pump insurance to prepare for the event your sump pump cannot do the job.

Not only does the warranty protect the seller from unexpected repair costs leading up to closing, but it also can make their home more attractive to buyers, as it commonly transfers to the new owner and offers them the same protection.

Most home warranties cover either home appliances or home systems, and some cover both. Appliance packages will usually include protection for all kitchen appliances, like refrigerators, ovens, stoves, built-in microwaves, and dishwashers, with some covering washing machines and dryers. Systems-only plans normally cover the plumbing, electrical, and HVAC systems, as well as most of the components. Combination plans cover the major appliances in addition to home systems.

Because they are considered cosmetic issues, refrigerator door dents are not traditionally covered by a manufacturer's appliance warranty. However, most brands will cover dents discovered upon delivery.
