"This is the second time we have hired James. The first was first a patio a few years back and most recently for a front walkway. The walkway came out beautiful and even has a step up to the porch now. Would absolutely recommend."

Small jobs welcome

"I had a great experience with Jeff And the men that worked for him . I needed a new walkway and stairs . The stairs were crumbling and the patio was cement and pitted .They did a beautiful job it looks totally different I love it . His guys were hard working and when finished cleaned everything . I would recommend them to anyone needing any kind of stone work done."

Customers say: Quality work

"Jose and his Crew did about a 3 week job for me putting in two rock walls , Belgian block apron , stairs and a walkway, the work was top notch. The walls came out better then i could have imagined. They gave great design advice as well and made sure i was informed and comfortable as the job progressed. Highly Recommend Them for all your landscaping needs. Will use them in the future ERIC"

"Hiring JJT Landscaping was truly the best decision I could have made! With three kids and a busy schedule, our yard had definitely become an afterthought. From the start, they impressed me with their professionalism—showing up exactly when they said they would (huge points for accountability!) and being mindful of our neighbors as well as our tight driveway. Our lawn had been struggling with grubs and brown spots, but within just a few visits, it was transformed. By the time my son’s first birthday party rolled around, the yard looked amazing and was ready to host everyone. JJT Landscaping took a stressful project off our plate and gave us a beautiful space to enjoy. I couldn’t recommend them more!"

Patios questions, answered by experts

Yes, porches require foundations. The type of foundation required, however, is determined by the type and use of the porch. For example, a screened-in porch won’t require a new cement foundation. However, if you turn your porch into a sunroom or plan on making it a living space, then chances are you need a foundation that’s more permanent than piers and posts.

Yes, it can be worth screening a porch if you live in an area with beautiful weather, since it allows you to enjoy your outdoor space longer in the spring and summer. The additional protected space may even attract more prospective buyers if you intend to sell—especially if you add seasonal features, like a ceiling fan for summer or a heater to winterize your screened porch.

With proper maintenance, the average life span of a screened-in porch is six to eight years for the screens themselves, but the foundation and structure can last for 50 to 100 years. To keep your screened-in porch in good shape, clean your porch screens regularly, patch holes, re-seal the wood as needed, and address any foundational issues right away.

There are many materials to choose from, including picket fencing, wood slats, galvanized metal skirting, dog-ear fence panels, scallop wood fence panels, bamboo screens, and other decorative screens. You can search for materials at local big box stores like Home Depot or scour online home improvement sites. Good search terms to use are fencing, skirting, and privacy panels.

The average cost to screen-in your patio ranges from $2,000 to $4,000. How much you spend depends on the size of your patio, the materials used, and construction complexity. Some patio screen room kits are easy to DIY, but you may need to hire a local screened-in porch builder and obtain permits for more complex designs.
