"Do NOT have your home inspection done by this "company". Chris and Ray Utzman are extremely unprofessional and treat their customers poorly. My realtor hired Chris to complete a home inspection on the property I was purchasing, and at face value, he was civil during the process. He went through the standard review of his findings, some items he missed during the inspection that we had to point out to him, and based on the report he provided, I gave my realtor a list of objections to be completed by the homeowner prior to the sale. After the repairs were "completed", Chris did the re-inspection on 1/24/18 and signed off on the repairs as being fixed. After I moved in, I was cleaning the kitchen cabinets and found the cabinet containing the lazy susan adjacent to the dishwasher (the dishwasher had a faulty drain line that I reported in my objections) was completely rotted from the leak. Chris completely missed it. I called his office and he did come out and assess the damage. He issued a check to me for the repairs but held it hostage until I was forced to sign some sort of "release" form, basically stating I wouldn't sue him. Later, I found that other issues I reported in my objections were, in fact, not repaired. I called the office number and spoke with Ray and told him what was going on and also reported another issue Chris completely missed - my upstairs bathtub is severely leaking into the downstairs bathroom which WOULD HAVE DETERRED me from purchasing this home (pictures attached). I requested Chris call me since he did the inspection. Ray set up an appointment on 4/2/18 between 11 and 11:30 am. The morning of the appointment, Ray called me and told me Chris would not be going to my home due to this release, basically stating he no longer had to do business with us. Mind you, Chris supposedly "guarantees" his inspections for 90 days. I asked Ray to have Chris call me. I waited several hours and finally tried calling back, just to find that Ray had blocked my cell phone number. I called twice to confirm and called back from another number and confronted him...of course Ray denied blocking my number. I requested another call back from Chris questioning why he hadn't called me by then since he had time between 11 and 11:30 am and Ray said he had talked to him twice and would tell him again. I called a few minutes after from my cell phone number to verify I was still blocked and left a message requesting a copy of the so-called release be emailed to me immediately since I never received a copy. I still have yet to get that copy and have found they also blocked the other number I called from. There is no customer service or integrity with Chris or Ray with HomeTeam Inspections and they have absolutely NO problem leaving their customers high and dry after they've been paid out. A release for a separate issue DOES NOT RELEASE you from the responsibility of taking care of the issues listed on the objections list from the first home inspection! I will be reporting Chris to every agency and entity I can think of. DO NOT DO BUSINESS WITH THIS COMPANY. Go elsewhere."

Energy Efficiency Auditing questions, answered by experts

Yes, these services often increase home value by preventing moisture-related issues and enhancing the usable space in basements or crawlspaces.

Yes, energy-efficient options such as LEDs and solar-powered lights are available. These alternatives consume less electricity, resulting in lower utility costs. They are also more environmentally friendly due to their reduced carbon footprint and longer lifespan.

There are several indications of an overloaded electrical panel, such as frequent circuit breaker tripping, burn marks, or flickering or dimming lights.

If you’re observing any warning signs, turn the circuit breaker off, then shift some devices from the overloaded circuit to a different one. If there are still signs of overload after turning the circuit break back on, contact a professional electrician to help you fix the issue.

Generator size requirements vary wildly among properties, but typical generator sizes are listed below based on home square footage:

  • 1,000 sq ft: 6–9 kW

  • 1,500 sq ft: 7–10 kW

  • 2,000 sq ft: 10–14kW

  • 2,500 sq ft: 12–16kW

  • 3,000 sq ft: 16–20kW+

Unfortunately, home square footage isn’t always a good indicator of generator size requirements. Instead, you should call in a professional to discuss which items in your home you’d like to run via your generator. They can calculate peak and average consumption for those items and then size your generator appropriately for optimal performance.

A home energy audit costs about $420 on average, ranging from about $100 to $2,250 or more. Cost factors include the size of your home, the type of testing, and the thoroughness of the audit. A Level 1 walk-through inspection will cost between $150 and $200 for the auditor to point out inefficiencies in your home. On the other hand, a more thorough Level 3 audit with testing and a detailed report will cost about $900.
