Customers say: True professional

"The whole process went smoothly. He listens well to the client’s vision and artfully brought to life the look we were going for. He is not only a skilled carpenter but also has an artistic gift in his work. We wanted a custom made, easy to assemble, antiqued wood bed with a medieval flair. He drew up a plan and checked in with us through the whole process, offering his feedback and adjusting changes if needed. We merely had a theme in mind and he designed and built a work of art. The antiqued wood blends well with our other antiques but is far more durable. It’s a perfect blend of beauty and practicality. We highly recommend him for any carpentry project you might have, and we look foward to having him build more here."

"It was perfect! They had to replace butcher block countertops that had been incorrectly installed by another company. They came out and gave an estimate and had samples of wood to choose from and gave options for the installation on the edges, etc. They show up when they are scheduled to for all appointments and they explain what they are going to do and how to care for the counters after installation. Exceptional people to work with!! HIGHLY RECOMMEND!!"

"Professional, friendly, great attention to detail. Jesse and his crew rescreened our existing porch moving the screen to the outside of the porch framing. The work was beautifully done, great attention to detail, great clean up after the completion of the project and an ever present concern for the safety of the crew. (We had several rain days that could have been dangerous work using 2nd floor scaffolding.) I would recommend Summerlin Exteriors."

"Had two projects through Jobria - porch and large pavilion. Excellent work. Everything was even better than I had anticipated. Josh listened to my vision and asked clarifying questions along the way. Him and his crew were respectful and honestly worked their tails off getting it done right. Highly recommend. The price is fair for the quality of work done. They do not cut corners and will build everything to perfection. Great crew. Amazing foreman. Honest work. Thank you guys!"

"I hired JKH Construction to come replace some screen on my screened in porch. Jekzon was very communicative, responsive and prompt. He was so great to work with that I subsequently hired him to sand and stain my deck as well. I can't say enough great things about JKH Construction and how nice it is to work with them. I highly recommend Jekzon and his son and will plan to use them again for other projects in the future."

Carpentry questions, answered by experts

Yes, a one-story house can have a load-bearing wall. The load-bearing walls in a single-story home are usually the exterior walls. If the house has a basement with exposed walls, the arrangement of the beams can help indicate what walls are load-bearing.

Bump-out additions can extend anywhere from 2 to 15 feet from an existing room. The right size will depend on how you plan to use the new space. For a cantilever bump-out, which doesn't require additional foundation support, the limit is typically 24 inches (2 feet). If a footing and foundation are part of the project, a bump-out can be much larger, even encompassing a whole room. It's also important to remember that many residential properties have limits on the total house size relative to the lot size.

There are a variety of second-story deck privacy ideas depending on your budget and aesthetic. For starters, you might consider fencing or tall privacy railing that masks a good portion of the open deck. A pergola or an awning can provide additional cover and shade. Outdoor curtains are an easy way to add or remove privacy at your convenience, plus they’re a wallet-friendly way to decorate your deck.

The cost to frame a 2,000-square-foot house can fall anywhere between $14,000 and $32,000. This price can increase or decrease depending on what type of framing you choose, the quality of the materials, the project's complexity, and whether you decide to hire a professional to do the job.

Installing a tongue-and-groove wall requires similar techniques to those associated with installing shiplap. However, because of the precision necessary to make each board fit perfectly and the increased material prices, the cost is higher than that of shiplap installations. Expect to spend between $2 and $6 more per square foot for tongue-and-groove walls versus shiplap ones.
