Most submersible well pumps last eight to 15 years, depending on the quality, type, and how well they’re maintained. Lower-quality submersible pumps that are poorly maintained will not last very long, but higher-quality pumps can last 15 to 25 years (or even longer). Jet pumps last eight to 10 years.

According to the Environmental Protection Agency (EPA), septic tanks must be located a decent distance from places subject to flooding or surface ponding. Additionally, septic tanks should be installed on level ground so that the waste can properly settle in the tank. Most tanks are located 10 to 20 feet away from the home. More specific requirements vary by location, so call a local septic pro or your local health department for more information.

Bladder and diaphragm well pressure tanks are usually pre-charged at the factory. Even so, it’s important to check the air pressure in the tank using a tire pressure gauge on the relief valve. The instruction manual usually calls for 28 psi. Use a hand pump to add more air or release some air from the tank to reach the desired number. Check the pressure periodically to see if you need to add more air to the tank.

For homes with a septic tank, harsh chemicals like those found in drain cleaner or bleach aren’t recommended. Some chemical drain cleaners can disrupt the balance of bacteria in the septic tank or damage your pipes. For homes with a septic tank, you can choose drain cleaners specifically formulated for use with septic tanks or go with a drain snake. When in doubt, make sure you know who to call for a clogged drain. 

It is not normal to smell your septic outside and indicates a problem such as an unsealed manhole or access lid, a clogged septic line, a faulty vent stack, or the need for a septic tank pumping. If sewage is leaking from your septic system, it can be hazardous to you, your family, pets, and the surrounding environment.
