Small jobs welcome

At R2 Studios Architecture, we help entrepreneurs open Residential Assisted Living (RAL) facilities by providing the architectural plans and compliance documents needed for licensing approval.\n\nWe focus exclusively on senior living design, which means we understand exactly what cities, the Department of Labor and Industry (DLI), the Minnesota Department of Health (MDH), and the Metropolitan Council require for approval.\n\nOur process saves time, money, and stress:\n• Site Assessments – identify issues before inspections.\n• Architectural Plans – fully code-compliant drawings.\n• Evacuation Plans – meet MDH and life-safety standards.\n• Licensing Support – smoother approvals with fewer revisions.\n\nWe make the licensing journey easier so operators can focus on building successful care homes and serving their residents with confidence.

"We were introduced to Bruce after having a poor experience with a prior architect. We are doing a garage, bedroom, and entryway addition and planning to live at the house during the build (we're crazy maybe). Therefore we needed someone with a contractor background, design knowledge, and serious creativity for our project. Bruce has done a great job working with us remotely (were out of state). Extremely responsive, patient to help us understand design choices and physical limitations and delivered us a beautiful final concept. He then help scale back the plans for a phased approach project (Contractor portion and DIY). Delivered full 2D, 3D, cross sections, as-built, demo, framing, and electric plan. He was very quick and was often waiting on us, (which was a nice change). Thank you Bruce, can't wait to have you out once we have the project finished."

"Fair & Square was excellent. We had a very large scope which included repainting the entire interior, rip out and rebuild of the kitchen and three bathrooms, and removal of several half-walls. The work was done to high quality and any problems were quickly addressed. The Fair & Square approach includes a project manager to do all of the coordination and planning so there's a 1-stop shop. They are not so big that they're inflexible and not so small that you feel there will be a lot of unpredictability. Also we found Fair & Square to be very adaptable to the level of cost that we wanted to have, and not either locked into being high end or budget. We were very pleased with the detail and accuracy of the cost and schedule estimate, including use of a contingency. This provided a level of predictability that we've rarely seen in this kind of major work scope. There are specific contacts in their office to help with selection and procurement of materials and with follow up warranty service. Both are very convenient and responsive. The use of a project manager and the additional staff does add some expense however it pays off in quality, predictability, and responsiveness. Toward the end there were a couple of problems where we had to reach out to the owner (Mike Otto) for help and he was very responsive and helpful. Overall a great experience and we highly recommend Fair & Square for your home renovation."

Architects questions, answered by experts

Universal design is a design concept that states that products, spaces, and general environments are designed to be used by everyone, with an emphasis on accessibility for those with limited mobility or other special needs.

Above all, the downside to building a new house is a longer timeline. You need several months to finish the build, depending on the supply chain and labor availability in the meantime. Building a home compared to buying one is also more expensive, both in the building process and when it comes to mortgage rates and property taxes.

You have three options in terms of professionals who can draw up blueprints: a draftsperson, an architect, or a structural engineer. A draftsperson can sometimes draw up plans for new construction, but they more often work from approved plans for alterations or to provide 3D drawings. Architects are usually the best option for standard residential construction projects. Structural engineers might be necessary for custom home builds or for alterations that could affect your home’s structural integrity. Draftsmen cost the least of the three, followed by architects and then structural engineers.

Yes, designers collaborate with contractors and engineers to ensure a smooth construction process.

The primary reason homes have crawl spaces is so the foundation can reach down below the frost line to avoid dangerous soil movement and structural damage when the ground freezes. They’re more popular in colder climates where the ground freezes down to a few feet, and slabs are most popular in warmer areas where there is no frost line. Crawl spaces also provide a space for utility lines to run where they’re at less of a risk of freezing.
