Concrete can take years to fully settle, but interior concrete floors are mostly settled after a year. Shifting and settling can occur throughout your home’s life, but most major settling happens the first few years after the concrete is poured. It’s not uncommon for minor cracks to appear in concrete floors over time—check with a concrete pro to ensure new cracks don’t indicate a structural issue in your home.

A paver patio will add more value than a concrete patio. Pavers are a more commonly preferred option from an aesthetic and longevity point of view, so most buyers will be willing to pay more for a paver patio than they would for a concrete one. Pavers also don’t require a permanent foundation, so they won’t increase your property taxes. Buyers also prefer lower property taxes, so that will play into the ROI you’ll see, too.

A properly installed 6-inch concrete slab, mixed and cured under the right conditions, can support about 3,000 pounds concentrated over a single square foot without buckling. Conversely, concrete pavers can handle around 8,000 pounds per square inch when laid over a solid, well-compacted base.

For homeowners, it’s better to dry grind concrete. Dry grinding is the method described above and can be done by experienced DIYers for smaller projects. Wet grinding requires a big volume of water, a way to collect the slurry created by the water and dust, and an environmentally-safe place to dispose of the slurry. In general, only professionals do wet grinding.  

It’s best to avoid rain on freshly poured concrete for 48 to 72 hours for the best results, but you’ll see minimal losses of strength as long as your concrete remains dry for five hours after pouring. You can either wait for dry conditions to pour your concrete or cover the area with a tarp to help keep it dry.
