Small jobs welcome

"Contacted SJW to do a structural analysis on a cantilever balcony I was adding to my home. The analysis was required by the Livingston County Building Commission. Even though I was just a homeowner and probably will never require a structural engineer in the future, Steven treated me with respect. We spent a lot of time on the phone going over my prints and options to achieve my goal. Steven was very informative and knowledgeable. What a great experience and people to work with⠦⠦ Thanks Steven!!!!!!"

Structural Engineering questions, answered by experts

In Lansing, foundation systems are especially prone to issues due to shifting clay soils and deep frost lines, which can lead to cracks or uneven settling. Load-bearing walls, beams, and roof trusses may also require attention, particularly in older homes or after heavy snow seasons. Regularly inspecting these structural elements can help catch problems early and prevent more extensive repairs down the line.

Helpful?

In Lansing, address urgent issues like bowing foundation walls, wide cracks, or sagging floors as soon as possible, especially before winter sets in. Minor settling or hairline cracks can often be monitored and scheduled for future repair. Always consult a structural engineer for a professional assessment to prioritize safety and avoid escalating problems, particularly if you’re renovating or purchasing an older property.

Helpful?

In Lansing, you’ll find licensed structural engineers for assessments and stamped plans, general contractors experienced with structural repairs, and foundation specialists who understand local soil conditions. Some contractors focus on structural steel, while others handle concrete, masonry, or roofing. Choose professionals with local experience, strong references, and knowledge of Lansing’s climate and building practices to ensure your project is completed safely and efficiently.

Helpful?

Homeowners in Lansing often encounter extra expenses like soil testing, environmental reviews, and required engineering drawings. Uncovering hidden damage—such as rot or compromised framing—can also increase project scope. Weather-related delays, additional inspections, and upgrades to meet current building codes may arise. Planning for these possibilities helps ensure your structural engineering project stays on track and avoids last-minute surprises.

Helpful?

Lansing’s freeze-thaw cycles and heavy snowfall mean timing is crucial—schedule exterior work between late spring and early fall. The area’s clay soil and high water table can impact foundation choices, making soil analysis important. If your home is in a historic neighborhood, check for special requirements. Keeping thorough documentation of all structural work can help protect your investment and simplify future resale.
