"I had one company come out to diagnose the problem. He quickly told me that the condenser outside was ruined and gave me a price to replace the unit. I called Toasty's and Michelle quickly got someone out to my house (it turned out to be the owner). He told me what was wrong and gave me an estimate. Replacing an HVAC system does not always include new ductwork. The decision depends on the condition of your existing ducts. If they are in good shape, correctly sized for the new unit, and meet current standards, they can often be reused. However, if the ducts are damaged, poorly designed, or improperly sized, they will likely need to be replaced or upgraded to ensure the new system operates efficiently. An HVAC contractor will assess your ductwork and recommend the best course of action. Typically, ductwork is purchased separately, and a full replacement will add to the overall project cost.

You can buy a house with a 15-year-old HVAC system if you inspect the system for performance and budget for a replacement within the next three years. You can also negotiate the price with the sellers. Ask to look at the unit’s maintenance records and energy bills for the last two years to determine the shape of the HVAC system and its operating costs. Spend time in each room of the house to gauge if the HVAC keeps the home at a consistent temperature throughout.

If your central AC is not blowing cold air, you should try resetting the system. Many systems have a reset button. Make sure your thermostat is off, then turn off the circuit breaker that powers your AC. Hold the reset button for three to five seconds, then turn the circuit back on. Set your thermostat to cool and choose a temperature cooler than the room. Your system should turn on quickly.

You may be able to clean mold from your air conditioner in some cases. If the mold growth only takes up a small area, you can use either vinegar or bleach mixed with water to remove it. Larger areas of mold should be left to the professionals, though. It's also a good idea to leave mold removal to the pros if you are sensitive to mold or have asthma. 

The DOE is phasing out AC units with SEER ratings that fall below 14 or 15. The exact minimum rating depends on your region. In the southern and southwestern United States, you cannot buy or install older air conditioners with lower SEER ratings. The minimum rating is between 14.5 and 15, depending on the power of the unit.
