Luis and the team completed both bathrooms in about 6 weeks - and this was a full demo. The crew was extremely kind and courteous, and worked hard to minimize the mess and impact to our home. One weekend we had a party, and they helped make our home look like there wasn’t a major project in-progress! Craftsmanship was impeccable. The tile work in particular is beautiful - details I hadn’t even thought of were done for me. Like any job, we had some changes to scope (our choice), and some minor hiccups. They were extremely helpful navigating through scope changes, and more than fair on pricing. And on the minor hiccups, they made it extra clear that the job wouldn’t be wrapped until we were satisfied - and that’s what happened. Honestly this experience was a 10 out of 10, and I hope we can have them out for another project soon. Our bathrooms went from blight to bling in 6 weeks - I look forward to getting ready now!"

While you should always budget for surprises during construction, our estimate was itemized in detail, and showed what upgrades were available and their pricing. The total price was the best of all of our estimates. They worked efficiently, were always friendly, and cleaned up each night before they left. Eugene stopped by frequently to ensure everything was on track and accommodated my suggestions for minor tweaks throughout the process. The quality of the final work is excellent, and the construction crew, architect, and county inspector were all great to work with. The original crew we worked with, led by Edwin, were so hardworking, friendly, thorough, and fast. That's what really pushed us from 2 to 3 stars. However, the process getting here was frustrating and unnecessarily chaotic. Timeline & Communication Issues: Initial promise: We were clear that the renovation had to allow us to live in our home during construction and be completed before Christmas. Early communication: Our original project manager, Cris, was personable, and early communication seemed fine, if a bit informal and sometimes inappropriately personal. Major miscommunication: Near the holidays, we discovered that the plans submitted included cutting into the roof — something we explicitly said we didn’t want. This contradicted verbal assurances and caused major last-minute changes. Project Management Failures: Poor planning and oversight: Cris and the architect’s plan didn’t align with the construction work. We had to get involved directly with the county to fix errors. Paperwork errors: Incorrect submissions to the county added delays and confusion, which we had to monitor ourselves. Last-minute scramble: We were cleaning up dust on Christmas Eve due to these planning failures. Personnel Turnover & Lack of Handoff: Cris leaves the company: No proper handover to James, the new PM, who was unfamiliar with our project. Crew replaced: The original crew, who were great, were gone; new crew had no context or direction. James leaves: Another handoff with no context — the third PM had no idea about our project or its outstanding items. Escalation mishandled: When we raised our concerns with Kyle, the CEO, the response felt dismissive, with no accountability for the previous missteps. In summary, it's a beautiful end result... but we’re glad it’s over. The process left us frustrated, confused, and frankly, exhausted."

"Avoid Guardian Basement – False Promises and Poor Customer Service Two years ago, I hired Guardian Basement to fix a water issue on the front wall of my basement. Joel came out, sold me on their system, and guaranteed I would have a dry basement. We also replaced two sump pumps and had the sump well dug deeper. The main selling point was their lifetime guarantee. Fast forward two years, and I have the exact same problem. Every time there is significant rain, water rushes through the same wall. I reached out to Guardian Basement, and Joel scheduled a time to check it out. His tone was completely different this time—defensive and dismissive. Within five minutes, he claimed, “Your system is clogged.” He made this assessment without any real inspection—just by looking at the cement floor and wall. Now, here’s the catch: If you look closely at their so-called lifetime warranty, clogs are not covered. So despite spending thousands of dollars, I’m back to square one. To make matters worse, Joel was incredibly condescending and unpleasant to deal with. After this experience, I looked into their licensing with the state of Maryland and found multiple complaints against them. I am now in the process of submitting my own complaint as well. I would never recommend Guardian Basement to anyone. Save your money and go with a company that truly knows what they are doing and stands behind their work. If I could give them a negative number of stars I would."
