"I hired JES to install a trench and sump system into the basement of a new house I purchased. After the job was completed, I noticed the cellar stairwell was pooling water. They returned and said that they didn't think that the drain was run direct to the sump as it should have been but they needed to open the concrete to verify. I also asked why there was no water in the sumps. They ran tests with water for 2 hours and didn't see water and tried to explain to me that it was expected since the water was running out around the drainage under the foundation. They even had a supervisor try to explain to me over the phone when I questioned it. It took them several weeks to return to fix the cellar drain and sure enough, the pipe was just run to under the foundation and not directed into the trench/sump. A repair team came out and busted up the concrete to correct it. In doing so, they saw that their trench was also not connected to the sumps at all, which is why I never saw water in the sumps and not the mysterious theory they tried to convince me of weeks prior. This is terrible that there is no inspection of work prior to covering it totally with concrete. Or further, there was no physical test of running water in the system to verify the sump works. The repair team that came out were wonderful and did everything correct. After this, I called 3 times and asked for a manager to call me to discuss this and never received a response. The salesman stopped answering my calls. As a note, after spending $30K on this upgrade to my house, it was in worse risk than prior to JES so if you choose them, be careful."

"Had a contract to have our driveway replaced. On the last day I was told I need to pay 4,000 more. Took about 4 weeks before they came to remove all the broken up concrete. Payed to have permits they never got them. Lost a freezer full of meat do to them blowing fuses. Been asking for money to be returned since August 12th. Been told many times they are bringing it to me. As of November 18th still no money. It is very hard to speak to someone. "

"I am having a truly unpleasant experience with 7th State Builders. I paid 14,450.00$ deposit in good faith. They were contracted to rebuild my deck, place a roof structure and screen on the deck. I trusted that they would complete the work. Instead, they took my money and one year later had not even started on the project. Not only did they fail to perform the agreed-upon services for the deck, but I was forced to hire an attorney to try and recover my deposit. Which I haven?t yet (over one year). Thus, creating unnecessary expenses to an already frustrating situation. I would strongly advise against using this company. They are unprofessional, uncommunicative, unreliable and clearly not trustworthy. My experience currently has been a complete waste of time, money and emotional energy. Dr. CLARICE BROWN "

It's hard to find in this 'space'--there are a lot of shady people in basement water damage/repair, and this place exceeded expectations. "Avoid Guardian Basement – False Promises and Poor Customer Service Two years ago, I hired Guardian Basement to fix a water issue on the front wall of my basement. Joel came out, sold me on their system, and guaranteed I would have a dry basement. We also replaced two sump pumps and had the sump well dug deeper. The main selling point was their lifetime guarantee. Fast forward two years, and I have the exact same problem. Every time there is significant rain, water rushes through the same wall. I reached out to Guardian Basement, and Joel scheduled a time to check it out. His tone was completely different this time—defensive and dismissive. Within five minutes, he claimed, “Your system is clogged.” He made this assessment without any real inspection—just by looking at the cement floor and wall. Now, here’s the catch: If you look closely at their so-called lifetime warranty, clogs are not covered. So despite spending thousands of dollars, I’m back to square one. To make matters worse, Joel was incredibly condescending and unpleasant to deal with. After this experience, I looked into their licensing with the state of Maryland and found multiple complaints against them. I am now in the process of submitting my own complaint as well. I would never recommend Guardian Basement to anyone. Save your money and go with a company that truly knows what they are doing and stands behind their work. If I could give them a negative number of stars I would."
