Since 1935, SELTSER & GOLDSTEIN PUBLIC ADJUSTERS, INC., has been recognized by its peers as one of the premier public adjusting firms in Massachusetts and New Hampshire. If you want a dedicated advocate who will provide unsurpassed representation, turn to our public adjuster firm. Our expert Boston, New Hampshire and Massachusetts public adjusters fiercely defend policyholders in their property damage claims. We don’t work for the insurance companies; we work for you, the policyholder, to get what’s rightfully yours. Whether you’re a business owner with a commercial claim or a homeowner looking to settle a residential claim, our Massachusetts public adjusters will get you the settlement that you deserve. Property damage will happen. Seltser & Goldstein is here to make sure that’s where the damage ends.

"Avoid Seltser & Goldstein at all costs. As the administrator of a two person condo association, I signed with them at the recommendation of my neighbor who had a fire in the basement of his unit. They were non-responsive all the time I was displaced, and continued to be (at least to the female trustee) throughout the process. They grossly mishandled the dual claim resulting from the fire, while the adjuster for Vermont Mutual Insurance was professional, transparent, and forthcoming. Unfortunately, the supposed advocacy of Seltser & Goldstein (for 10% of all settlement funds) added a nightmare of complications, misinformation and delays. Payouts were held up in their office to pad the claim of one homeowner while ignoring the needs of the other, and I later discovered none of the issues I cited in repeated calls and emails were even reported by them. Their claim handler also helped procure contractors and service providers for one trustee while directing me to find my own. The other unit remains abandoned, untended or repaired despite cashed out funds, while S&G continues to file for upgrades. This no doubt contributed to the master insurance policy not being renewed and the devaluation of the entire property. Perhaps I was naive to accept the other trustee's advice to hire Seltser & Goldstein, but these 19 months of obfuscation and collusion have led to the ruin of my home."

FAQs for home inspection projects in Boston, MA

It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.

A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.

Home inspectors will examine the following home areas and features:

  • Plumbing

  • Electrical

  • Foundations

  • Roof

  • Windows and doors

  • Overall condition of interior and exterior

  • HVAC systems

  • Attics

  • Basements or crawl spaces

  • Major built-in appliances

Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.

Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.

On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
