"Used Trino for 2 separate houses. Good work--Trino has solutions to issues (fixing structure of porch of house from underneath whereas other crews were focused only on fixing top deck). Good quality painting of exterior of houses. Installed new handrail on front porch. Thanks"

"It was a small job. They sealed the vents to the crawlspace, then, since there was already solid insulation panels on the walls, put a vapor/moisture barrier, in the form of a tarp, 4 feet wide and as long needed, completely around the crawlspace. It was then sealed to the walls with "nails" and adhesive. This seals the wood frame of the house from the 'Outside", the ground, which is the floor of the crawlspace. A 20 mil thick, quite heavy, "floor" was installed, also in the form of a tarp, It went up the walls about 3 feet and was taped to the 'tarp" on the walls, using a tape made for this application. The piers were wrapped with the same stuff and taped to seal the inside from the outside. the "floor" is also a vapor/moisture barrier, but, heavy enough to walk on if needed. This basically makes the crawlspace another room, rather than the outside. Our house is one year old and was already getting mold on the floor joists. Since the air in the crawlspace will now be heated in the winter and cooled in the summer, just like the rest of the house, the mold and cold (52 degrees) floors we experienced last winter will hopefully be eliminated. We shall see when dumb winter gets here."

Structural Engineering questions, answered by experts

Before starting structural engineering work in Florence, review neighborhood HOA guidelines and secure all required permits. Arrange a soil test to assess clay content, which can impact foundation repair plans. Mark all underground utilities before excavation, and discuss your project timeline with neighbors if work may affect shared property lines. Inform your insurance provider about major changes to ensure your coverage remains up to date.

Helpful?

The longevity of structural engineering work in Florence depends on using moisture-resistant materials, proper drainage design to manage clay soil, and regular structural inspections. Ensuring foundations are built to the correct depth helps prevent settling. Working with local professionals familiar with Florence’s soil and weather patterns, and following a consistent maintenance plan, will help your structural repairs and improvements last for decades.

Helpful?

Completing structural engineering projects in Florence can noticeably enhance your home’s value and resale appeal. Buyers appreciate documented foundation repairs, structural inspections, and waterproofing upgrades, which signal long-term durability. Engineered additions or professionally reinforced basements often attract more interest and can help your home stand out in the local market, giving buyers extra confidence in the property’s stability and future maintenance needs.

Helpful?

In Florence, structural engineering maintenance often involves annual structural inspections to check for foundation settling due to the area’s clay-rich soil. Homeowners should regularly inspect and treat steel beams for corrosion, especially in humid months, and apply waterproofing sealants to concrete surfaces each year to prevent freeze-thaw damage. Clearing drainage systems after heavy rain is also important to avoid water pooling and potential foundation issues.

Helpful?

Florence’s humid subtropical climate—with frequent rain and seasonal freeze-thaw cycles—affects structural engineering projects by increasing the risk of foundation shifting and concrete cracking. High humidity can speed up steel corrosion, making regular waterproofing and protective coatings essential. Scheduling construction during spring or fall helps avoid extreme temperatures and weather-related delays, while ensuring drainage systems are in place to handle heavy rainfall.
