King Home Inspections provides a thorough and comprehensive examination of your home. We take great pride in every inspection. When the inspection is over, a detailed report will be prepared along with color photos of various items for your attention. Inspector Tim King has more than 25 years experience in the home building and remodeling industry in Kentucky. Tim is a licensed home inspector and insured. Call or email for a free estimate.

"Mr. King provides excellent customer service and great communication. He is very thorough on his work with detailed pictures and great explanation of findings. Even with the winter snow storm he communicated and rescheduled accordingly and was still able to perform a great job. He was quick and efficient in the delivery of the home inspection report as well. His company nor any company in Maysville does Radon testing. You also have to hire a pest and termite company for any pest and termite inspections just as a tip in your home buying process. I would highly recommend Mr. King again for my home inspection needs. Thank you Mr. King!"

"Complex job changing from 2 old furnaces to one fuel efficient one, and a new water heater. The job involved moving ductwork, gas line, water line for the humidifier The job took 4 days instead of 2 or 3 as planned, but same price. The guys were fun, pleasant and cleaned up well. They explained each step clearly. The price included"

Home Inspection questions, answered by experts

If you see rust spots or streaks or any physical damage to the chimney cap from the ground, you should hire a professional to inspect and replace it. If it’s safe to get up on your roof or near your chimney cap with a ladder, you can perform a closer inspection to identify issues. Additionally, if you know your chimney cap is nearing the end of its life—usually five to ten years—or you’re seeing evidence of water damage or pest infestation in your chimney, it’s a good idea to replace the cap.

From the underwriter to the home inspector, the team working to help you buy a house is there to make sure it is a sound financial decision and that the house is worth what you're paying for it.

A sale can fall through when a mortgage lender discovers the cost of the home plus closing costs is too high for your current financial status. Another potential issue is that an inspector or appraiser can find issues with the home that halt the sale if the offer is far higher than what it's worth.

Typically, a home inspection takes about two to three hours, depending on the size of the home, the complexity of the layout, the various structures and features, the age of the home, and the condition of the home. During the hiring process, ask your potential home inspector to review the specifications of your home and provide an accurate time estimate for the service.

You can start inspecting your roof from the ground by looking for unevenness in the roof lines and slopes. Keep an eye out for broken, damaged, or missing shingles, and look for visible gaps where the roofing material meets exterior walls or roof penetrations, like your chimney. If you’re comfortable getting up on your roof and using the necessary safety equipment, you can get a closer look at these areas to identify signs of damage. If you notice any potential issues, it’s best to call in a professional to confirm your findings.

A home inspection is always worth it when buying a home, as it can reveal major issues with a home that could cost you thousands of dollars post-closing. If it doesn’t uncover any issues, then you have some peace of mind that you won’t have to lay out tens of thousands of dollars in repairs after you close.
