"We discovered mold under our bathroom floor on a Wednesday. I called RMS and Dean Dowdell (owner) came to the house the next day to give us an estimate. In the process of doing his inspection for the estimate, he discovered that our sump pump had stopped working. In order to treat under the bathroom in the crawl space, he needed the water removed. He included pumping out the water and replacing the sump pump. Dean told us that the would take up the vinyl floor in the bathroom and remove several inches of drywall and then treat and encapsulate all of the mold. He gave us the estimate on the spot and it was very reasonable, considering the work to be done. We were leaving for a vacation the next day, so we scheduled the work for while we were away. We came home; all the work had been done; and the entire area had been cleaned up. I hope we never have a mold issue again, but if we do we will call RMS."

"Rob came to the house took ample time to inspect for hail or wind damage. He determined that there was none. He did not try to persuade me to do an unnecessary repair."

Home Inspection questions, answered by experts

A mold inspection costs an average of $660, with a typical range between $300 and $1,025. However, costs can be as low as $150 or as high as $2,800 depending on several factors. These include the size of your home, the type of mold, the extent and accessibility of the affected area, your location, and the number and type of samples required. Hard-to-reach areas like air ducts, crawl spaces, and wall cavities can increase the cost. Specific tests have different prices; for example, swab testing typically costs $200 to $300 per area, while more extensive air testing can range from $250 to $700. A thorough inspection is crucial for determining the scope of the problem and identifying the best remediation method.

It’s a good idea to conduct a DIY attic inspection at least once a year to look for signs of water damage, pest infestation, and damage to the underside of the roof decking. If you suspect any problems, call in a professional to confirm and come up with a solution. You should also hire a pro to inspect an attic before purchasing a home, and you can have an inspection done as a seller to entice buyers to move forward with an offer or purchase.

Most chimney crowns cannot be seen from the street or yard. As a result, most homeowners are completely unaware that their damaged or deteriorating chimney crowns need repairs or replacements. Chimney inspections offered by contractors can verify any damage.

There are many things to look for when buying a brick house. Here are some of the key things you should pay close attention to.

  • Lintels: Look for cracks, holes, displacement, or corrosion

  • Mortar: Check to see if the mortar is old and crumbling, in need of repointing, or new. Also check to see if the mortar has a professional finish.

  • Walls: Check along each side of the house. If a wall is bowing outward, this indicates a severe issue such as foundation damage or that the walls are ready to fall.

  • Cracks: If there are stair step cracks in the brickwork, this indicates an unstable foundation.

You’ll have to look around the house to find different sources of a hidden leak. Check for water under the sinks in the kitchen, bathrooms, and utility rooms. Look at your bathtubs, showers, and toilets, including inside the toilet tanks. Puddles can form around your water heater, so take a good look around it. Inspect appliances like your washer, dishwasher, and refrigerator as well. Look for stains on the walls and ceilings, and listen for drips and running water.
