"The 2 plumbers who came were great and the projects were completed to my satisfaction. My one concern was cost. The one guy adjusted the flushing mechanism and replaced the flap in the tank of the toilet. The other replaced a gas valve behind a range. They were here for just about 1 hour. With minimal parts required and only 1 hour work, I felt the $500 charge was a bit excessive. Having had other work J&S completed over the past few years that I thought was more fairly priced, I am willing to try again, but some consideration should be given to the length of time it takes to complete a project rather than just going with the list price for a project."

"Daniel was very prompt-he was a little early. He did a very thorough job explaining what needed to be done. He was very polite, friendly, and informative. The price was very reasonable. "Toilet was leaking from tank bolt. Plumber Chris tightened and also checked the other two toilet tank bolts, and while he was at it also corrected the water level in the tanks which was great and I'm glad he did that to avoid future toilet issues. Would hire again!"

You can DIY your toilet flapper replacement if you’re up for a small plumbing project. Turn off the water to the toilet, open the tank lid, remove the chain from the lever, and unhook the flapper. For a new, adjustable flapper, adjust it to the right setting according to your toilet's gallons per flush rating. Hook the flapper in place and install the chain with 1/2 inch of slack.

There are a few reasons why this could be the case. More than likely, your flapper is worn out and needs to be replaced. When it’s worn out, it lowers the water pressure during each flush leading to inefficient flushing. Luckily, replacing a toilet flapper is a simple repair that should only take about 30 minutes.

The cost depends on the parts, labor, extent of damage, and whether extensive plumbing modifications are required. Typical repairs cost $150-$300.

If you’ve accessed the bolts and nuts that hold your toilet seat in place and can’t unscrew them, it’s possible that they were overtightened or that the material corroded over time, making it impossible to unscrew. If that’s the case, you can either call in a plumber for help, or you can DIY a solution if you’re careful. Lay down masking tape around the mounting bracket and then use the tape as a surface to lay a hack saw blade. Move slowly to cut through the bracket and bolt, being careful not to damage the porcelain in the process.

If you notice water coming out of the bottom of your tank or the flush handle, you obviously have a leaking tank. Water on the side of the tank can indicate cracks. Other signs include the toilet running and flushing without anyone touching the handle, needing to jiggle the handle to make the water stop after flushing, or needing to hold the handle down to empty the water tank.
