"When my air assessor told me I had mold, I immediately freaked out. Not just because of the health concerns, but because I felt the time and money to remedy the situation would be excessive. To my surprise, the time and money were minimal because of a dry fogging system they used. It took about 3 hours for them to administer and an air test confirmed my home was safe following their work. Also, they are guaranteeing the work for a year! They were also about 3 thousand cheaper than the next lowest bid! HIGHLY RECOMMEND!"

"Dylan and his crew were punctual, very professional and very responsive to any of our questions. They were great in showing us exactly what they were doing and also ensured that their work did not interfere with any underground water irrigation system pipes. They were very friendly. Nathan and Jordan also were very punctual, professional and responsive to any of our questions and concerns. They ensured that we were satisfied with their work and took the time to explain the procedure and to suggest an alternative for one particular area (i.e., grinding down a portion that could not be made to meet with the existing concrete). "I'm working out of state and this is the roofer I would recommend to do a good job and they were very respectful to my property manager who also happens to be a retired general contractor. Brent knows his product and does what he says he'll do. Wanda was very responsive to my concerns and worked with me on the schedule. It's been a year since I've the roof was installed and I have had a chance to finally inspect it for myself. It looks great and no leaks."

You can test your ductwork by hiring a technician to attach a vacuum to the ductwork near the HVAC unit and put the vent system under pressure. Your pro can use a duct leak tester to measure the amount of pressure that's escaping. 

You can also do a DIY test using an incense stick or smoke pencil. With the HVAC system running, pass the stick or pencil across the ductwork. Pay attention to the movement of the smoke. When you notice it changing, it could be a sign there’s a leak or bad connection in the duct.

Routine inspections are normal for rental properties. The frequency is up to the landlord. Some property owners only want to check the apartment annually. Others may take a look every three to six months. State laws vary, but more frequent visits may violate a tenant’s “covenant of quiet enjoyment.” This refers to the resident’s right to enjoy relative privacy and freedom from unreasonable disturbances.

You can look at the duct damper’s lever to see if it’s open or closed. If the lever is parallel to the duct, the damper is open. If it’s perpendicular, the damper is closed. Alternatively, you can hold your hand against vents throughout your home. If you feel air coming out, that damper is partially or fully open. No airflow likely means that the damper is closed.

You should schedule a fireplace inspection at least once a year, per the National Fire Protection Association (NFPA). However, this is the minimum requirement even if you’re diligent with fireplace maintenance between uses. If you suspect your fireplace is malfunctioning, schedule one sooner to avoid fire hazards or the release of harmful emissions like carbon monoxide in your home.

There are no strict rules for who is responsible for covering repair costs after a home inspection, as the issue is highly negotiable, except in cases of mandatory repairs. Major issues discovered during the inspection often lead to a renegotiation. The buyer might ask the seller to make the repairs as a condition of the sale, but it is more common for the buyer to use the estimated repair costs as leverage to lower the asking price. The seller may agree to lower the price to compensate the buyer or agree to fix the issues before the sale is complete. However, in a competitive real estate market, a seller might refuse to cover any repairs, knowing that other buyers may be willing to purchase the property as-is.
