"We highly recommend Lifestyle Patio Enclosures. My lanai enclosure extends our living space and looks awesome. The workmanship was superb and the project once begun, was completed quickly. They have a process in place, that keeps you abreast of every step of the project. Again, I highly recommend LifeStyle Enclosures."

"I needed roll down shutters to protect my lanai and three sliding patio doors from storms. I got three or more quotes from various companies. I decided RollShield had the best quote and overall price. RollShield’s salesman Don answered my questions and even showed me shutters he had just installed on his house. I signed a contract. They showed up on schedule and installed the three shutters and did the electrical connections and switches. The installers were friendly, knowledgeable and professional. They complected the installation in one day. The city permit inspection went great. The next night we had a tornado alert for our area. It was nice to just close the shutters and go to bed. I would recommend RollShield from Clearwater, Florida from my experience."

"I met with Steven from California Palms Landscaping to discuss my landscaping project. Just a few hours later I was sent a detailed and comprehensive quote for what my project would cost me, he even made suggestions that actually saved me money. His crew arrived on the date and time scheduled and did an OUTSTANDING job of converting my dried-out front lawn into a beautiful drought-tolerant and environmentally friendly landscape. They completed their work on time, on budget and cleaned up at the end of each dayâ s work. I definitely will use their services again; I have a backyard to rehabilitate!"

"I had a complicated flooring project. I needed to smooth out an uneven brick floor that used to be an external patio and that had been brought inside the house during an earlier sun room renovation. This part of the project required knowledge of concrete and masonry, as a bonding primer had to be put down, uneven brick had to be ground down, and some concrete edges were chiseled out. Then, a specialized compound was put down to create a smoother and more level surface in several layers. After that work was done, I wanted new LVT installed over the modified brick floor with a standard underlayment. This part of the project was to be finished out with wood trim (quarter round) and new, matching thresholds. Graco Construction did an outstanding job from the time of first estimate through final clean up and installation of flooring trim and thresholds. They were courteous, professional and hard working. I am not a big fan of going with the cheapest bid because you often get what you pay for. However, I will say that Graco Construction charged significantly less than the only other competent flooring company I could find to tackle this highly specialized project. So, our project was completed with professionalism and high quality at a reasonable price. We are considering Graco Construction now for other projects, including a master bathroom renovation. They were top notch."

Patios questions, answered by experts

Yes, but ensuring the deck has a solid foundation with adequate footings is critical before building, as the weight of a sunroom will put significant pressure on the structure below. Even if your deck is properly constructed, it may not be able to handle the extra weight. While some basic, lightweight, prefabricated sunrooms can sit on a deck with a strong existing foundation without additional supports, in many cases, the foundation and joists will need reinforcement. It is always best to have a structural engineer perform an inspection to evaluate the deck's quality and structural integrity. A professional can help you decide if reinforcement is sufficient or if it's better to tear down the deck and start over.

Increases living space and adds value to the home through enhanced utility.

In almost all cases, you will need permits if you plan on building a sunroom over your patio, but regulations and requirements will depend on your municipality. Permits to enclose your patio will usually cost between $300 and $1,000. Since navigating local building codes and zoning requirements is challenging—and the consequences of not following them can be extremely expensive—we strongly recommend hiring a sunroom builder to complete the work and pull the permits for you.

Your maintenance needs revolve around the type of foundation you choose, as well as how you furnish or decorate it. Patios require little else other than the occasional hose-down, but decks and other wooden structures will require annual power washing and sealing. You may also need to restain the wood every two to three years.

Adding a solid roof rather than building a pergola or leaving the space open will make maintenance much easier. Without a roof, you will need to spend more time sweeping, washing, and covering your furniture to protect it from UV bleaching.

An Arizona room may or may not count toward your home’s square footage, depending on local regulations and the specifics of the room, but generally does not get included in the total square footage. In many locations, a room needs to be built to the same quality as the rest of the home, have an integrated heating/cooling system, and be habitable year-round to count toward square footage.
