"i desperately needed gutter cleaning the day before a major storm. I spoke with Dave initially and he worked with me to make it possible and sent out his crew by the afternoon to my house. His crew was so professional and worked very hard to make sure that all the work was done for me and they cleaned up and got rid of all the mess. This company could not have been nicer and helpful. I highly recommend them and am thankful that I found their business."

"Timber and his crew were great! We needed flooring installed very quickly because we were moving in. He was so helpful picking up the flooring at the store and coming on the weekend and working all day. The floors came out great! He also made a kitchen island for us and was able to save the granite top. He’s open to helping around the house for other odd jobs too. Very reasonable prices too! Thanks Timber!"

"BNB Enterprises were very professional and efficient. I was able to get a free quote within days and they started the job within a week. I needed my rental unit floors to be sanded and stained and they came out beautifully. They also were able to repair one of my Second floor bedroom windows. This is my second time hiring this contractor and I am more than happy with their workmanship. They are definitely my go to contractor."

"3 Son’s Siding & Gutters LLC did my roof about four months ago. They came and gave me a price that was more than fair…3 Son’s were very professional, work very safely. They stripped two layers, found that they had to get plywood and replace the whole roof, it was a bit more but they did the plywood, re-shingled the roof in the one day.i was very impressed with the way all the workers did what needed to be done. The job was done in a day and a half, all the mess was picked up went around the house with magnets picking up all the nails. All I can say I believe they are very professional, very concerned about how my property was left I think it was cleaner than when they started.Very good crew did a great job couldn’t be any happier. Great crew very professional!!!! Thanks for all your hard work.Al Couture Southwick Mass."

"Where to begin....First and foremost, Karol is true professional and craftsman. I have never seen a contractor perform all the work in a home remodel before. Karol and his team arrived everyday at 8am and worked all day until 4 or 5. Many times they even worked on Saturday just to keep on schedule. Though his prices weren't the cheapest, he was still very competitive and the work he completed was simply superb. Being such a big project, I was a little worried about finding the right contractor. Luckily, KBK Construction did not disappoint. Karol was very easy to work with, even when a 60+ year old home threw him curve balls! Regardless, he did an excellent job completing the project and did not charge any more than he quoted. Many other contractors would have charged more for coming across the same unforeseen challenges. I could go on and on about what a great contractor and person Karol is, but I believe I made my point. If you decide to use KBK Construction for your next project, I guarantee you will not be disappointed! I plan to use Karol for all my future projects! Pictures will be posted soon."

Subcontractors questions, answered by experts

It usually takes around four to six months to build and install a modular home, although your timeline could go up to around eight months if there are delays in the manufacturing or permitting process. Heavy site preparation and foundation pouring can extend that timeline if you need them, as can customizations you want for your modular home. Your modular home company should be able to provide an estimate for the construction timeline before you sign any contracts or agree to any work.

You have three options in terms of professionals who can draw up blueprints: a draftsperson, an architect, or a structural engineer. A draftsperson can sometimes draw up plans for new construction, but they more often work from approved plans for alterations or to provide 3D drawings. Architects are usually the best option for standard residential construction projects. Structural engineers might be necessary for custom home builds or for alterations that could affect your home’s structural integrity. Draftsmen cost the least of the three, followed by architects and then structural engineers.

Regular meetings, reviewing drafts, and providing input on materials help align the project with your vision.

While possible for small projects, professional designers ensure compliance with building codes and structural integrity.

It is technically possible to draw your own blueprints, but the process is extremely involved and really demands help from an expert. A professional architect has an understanding of design elements, interior design, the functionality of different rooms in a home, and how everything from furniture, outlets, and light switches should be laid out to serve you and your family best. Hiring an architect for blueprints can get expensive, but it’s the most responsible way to begin a new construction project. If you’re keen on DIYing, you could consider starting the process and then having a professional take over.
