The most common defect in a flat roof is leaking. Flat roofs have minimal slope, so water pools more readily on a flat roof than on a sloped roof, and the risk of the waterproof membrane failing increases with exposure. Copper roofs last an average of around 100 years, making it one of the longest-lasting types of roofs. It’s significantly more expensive than an asphalt shingle roof, but it also lasts three to four times as long, providing great value for the money. You can use silicone caulk around the upper lip of your roof vent boot to seal it temporarily, or you can slide a repair sleeve over the roof vent and old vent boot to stop air and water leaks temporarily. A roof replacement will usually include removal of your old roof, shingle replacement, and a new roof underlayment, but it may only include adding new shingles if you’re layering new shingles over the old shingles. If you have signs of roof leaks or your roofer finds water damage to the roof decking underneath your old roof, it can also include replacement of the OSB or plywood decking that lays over your rafters and supports the roofing material above.
