"They were good. Matt was our inspector. We needed to get an inspection done on a new home and they came out with little notice and gave us a great breakdown and report. We are looking to hire them for the foundation repairs so I will let you know how the service goes beyond the inspection!"

"Alpha Structural are class acts 100%. Dick came to my house, gave us an honest estimate under what we had expected and got us on the books promptly to begin work. The foreman, Jose, was attentive and polite throughout the work. The stars of the show, Lawrence and Antonio, blew us away with their work. They gave me regular updates and got the job done, start to finish, with utmost professionalism. Little things, like pulling in my garbage cans after collection, just really made their work ethic and politeness stand out. With their stellar reputation and amazing performance, I trust this company with any foundation work I'll hopefully not need in the future! I just wish they provided more services so that I can work with them more."

"Paramount Pavers and Construction's team are Amazing, an absolute "10"in every stage of our project from the beginning first phone call to the last day. They were extremely respectful, and always took the time to answer all of my questions, and offered good suggestions when I couldn't decide on the color. They cleaned up the project site every day, they even compacted and leveled out the dirt in front of the ADU, which wasn't even part of project, but it sure made it look better. Along with the beautiful paver driveway and walkways, there was repair and detail work I needed to be done on my block wall and around my front porch, it was also done beautifully. I can't say enough about them, they are the most professional, knowledgeable, kind, patient, and hard-working contractors I have ever worked with, and after being married to a contractor for almost forty-years, I have worked with a lot, but Rudy, Issac, and their team led by Jose are Number 1!"

Foundation Repair questions, answered by experts

The average cost to repair a concrete driveway ranges from approximately $830 to $2,800, with a typical project costing around $1,765. The price varies widely depending on the type and extent of the damage. Minor crack repairs can be as low as $0.10 to $0.15 per linear foot and may be a DIY project. More significant repairs are priced per square foot: replacing a damaged slab costs about $6 to $14, while raising or leveling sunken concrete costs $3 to $25. Resurfacing is another option, costing around $3 to $5 per square foot. Factors influencing the total price include the size of the affected area, whether reinforcement is needed, and labor costs.

Not all cracks in the basement floor signal foundation problems. As the house settles, you’ll notice very thin hairline cracks, which you don’t need to worry about. Cracks that are 1/8 inch or wider should require sealing, while ones that are 1/2 inch or wider require leveling. However, if you have cracks in your basement floor with heaving, you should call a pro to assess the situation. Heaving can lead to uneven flooring, structural issues, and foundation problems.

Most single-story homes don't have foundations strong enough to support a second story, but they can be reinforced for an addition. A structural engineer can assess your foundation and what needs to be done to get it ready. They'll look at any cracks or unevenness in your current foundation and consider any special framing or beams your home needs, especially if it’s in a high-wind or hurricane area.

“To support a second story, many structural engineers will require that you install additional concrete piers in the crawlspace,” says Tschudi. “This involves hand excavating, pouring a large concrete footing—usually with specially coated rebar—and then building concrete piers right up to the girders.”

In most cases, it is safe to live in a home with minor foundation problems, but you should not let the issues persist. Virtually all foundations have small cracks from normal settlement, which are not a structural concern but should be sealed to prevent water intrusion. However, major damage—such as large structural cracks, sinking foundations, or bulging walls—can make a home unsafe. Other issues that can pose safety and health risks include poor indoor air quality from mold or pests, uneven floors, and rotten beams or joists. It is always best to have a foundation repair expert or structural engineer inspect any issues to determine if your home is safe to live in.

A slab-on-grade or slab foundation is a great option in many areas—usually in warm or moderate climates—and has been a successful foundation style for many decades. Slab foundations don’t require excavation or concrete block wall construction, so they’re the least expensive foundation type. They’re also the fastest to construct and don’t have many issues with moisture or water intrusion. However, they don’t give you extra storage space or potential living space like a crawl space or basement would, and they’re not ideal in colder areas where utility lines can freeze and frost heave can cause major damage.
