"Very respectful and friendly. Needed to have a site cleared for construction and they were able to accommodate my needs as I lived on the property at the time of clearing and grading. I was more than satisfied with the results and time it took for them to complete the job."

"This is the second time I've used Silverback and I'm about to call for a third job. They're fantastic! I had an old shed filled with pesticides and rat poop that I wanted gone. Without me even having to be there, Chris came out, took a look and then called me with an estimate of $450.00. I came home later that day and that longstanding eyesore was gone, the rat pooped cleaned up and the pesticides stored in a box and left for me to dispose of at the next neighborhood hazardous waste drop off day. Another great experience."

"Tom Dandy met with us to discuss the project.  He was thorough in his assessment and was the only bidder to propose a french drain at the base of the retaining wall, a feature that we felt was important. His bid was not the lowest but it was quite competitive and we felt confident that his group offered the best quaility at reasonable cost.  After discussing several options with Tom, we upgraded the wall specification from plain, concrete block to a more decorative block (Country Manor from RCP).  Tom adjusted his proposal accordingly and again we felt comfortable with the cost of the revised project.  He also made some great recommendations for the steps at the end of the wall.  We signed off on the proposal and his two-man crew began work within a few days.
The workers were skilled and worked tirelessly.  They showed up on time and performed their tasks professionally.  Nothing seemed to daunt them, not even the numerous (and massive!) rocks they encountered in excavating the footer for the wall.  Not only did they complete a beautiful retaining wall on-time and on-budget, they also designed a great looking stairway that far exceeded our expectations.  We are very pleased with the results.  We look forward to working with Dandy Landscape in the future for additional projects involving patio covers and outdoor lighting.
In brief, we found Tom Dandy and his company to be competent professionals who produced excellent results.  Tom is very easy to work with and we recommend him highly.

"I don't use contractors much because I do most of my repairs and construction. But after my 30,000 gallon pool started dropping 3 inches of water a day after spending about $10,000 in various repairs over the past 5 years on it, I decided to have it demolished, a task that was way out of my scope. After meeting with 4 other contractors, I chose Transcend because John came off as a straight shooter and just a nice guy. Their bid was the lowest which was almost 70% lower than the highest bid. I told John what my plan was for the backfill area, a garden oasis with trees. He assured me, and even set aside before the start, that he would obtain "good" dirt and not construction backfill dirt. After work, I would stop by the property and check on progress. They worked efficient and effective as there was no damage to any of the structures on my property. The biggest factor though of me writing this review, as I don't write often, is these guys' integrity. As the project got delayed 2 days because of rain I knew these guys were behind schedule and that they had another job lined up. Nonetheless, while I was at work, they rejected a load of dirt that was dropped off in front of the property and made the truck come back and pick it up as it was full of sand and gravel unsuitable for planting. This, and procuring better dirt, cost them an additional day but spoke volumes to their integrity and client's best interest. With no reservations, I recommend these guys and not for just their affordability, but great workmanship and a pleasure to work with."

Land Clearing Services questions, answered by experts

In Encinitas, homeowners should account for strict coastal regulations, unique zoning codes in each neighborhood, and proximity to sensitive habitats or lagoons. Geological risks like soil movement and coastal erosion are especially important for bluff-top properties. Surveying is often easier in spring or fall, when weather and permit processing are more favorable. Also, be mindful of seasonal access restrictions that may impact coastal property surveys.

Helpful?

When choosing a land surveyor in Encinitas, prioritize professionals familiar with the area’s coastal terrain and local zoning rules. Look for experience handling hillside or bluff properties, and confirm they use modern GPS and digital mapping technology. Strong communication skills and a history of resolving complex easements or overlapping property lines are essential, as Encinitas lots often have unique boundary challenges due to older subdivisions.

Helpful?

Completing a land survey in Encinitas offers immediate peace of mind by clearly defining property boundaries, which helps prevent neighbor disputes and supports smooth permit approvals. Over the long term, a professional property survey protects your investment by documenting legal boundaries, aiding with future construction, and ensuring compliance with local flood zone requirements. This documentation is also valuable for estate planning and resale, especially in coastal neighborhoods.

Helpful?

In Encinitas, early signs like shifting fences, water pooling, or cracks in driveways can indicate boundary or drainage problems that may worsen if ignored. Erosion near coastal bluffs or disputes over property lines can signal deeper structural or legal issues. Notices about easements or permit denials are also red flags. Addressing these concerns promptly with a professional land surveyor can help prevent major repairs and legal complications.

Helpful?

New homeowners in Encinitas should begin with a boundary survey to verify property lines and uncover any encroachments or easements. Next, a topographic survey is useful for planning landscaping or drainage, especially on sloped lots common in the area. If your property is near a coastal bluff or flood zone, obtaining an elevation certificate is wise for insurance purposes and future development planning, ensuring your home remains compliant.
