Customers say: True professional

"While doing some remodeling we noticed that the exterior door frame to the back yard was completely rotted. So of course the wife makes a honey-do-list and the husband, try’s fixing it. It didn’t work out as planned and had to find a contractor to come fix the job. After several calls, JT’s was the first one that could come out the exact same day!! So thankful! And he didn’t charge an arm and a leg! Hopefully we won’t have to, but would definitely contact him again if needed :) he is the first person I would call if you are reading this comment! You won’t regret it!"

"I actually re-hired Bret Franks Construction. Bret and team initially built my house with a completion date of 2018 and he exceeded expectations. That led me to re-hire Bret to do an addition in 2019. Like with the house, Bret has exceeded my expectations with the addition. Bret was on time, on budget, and available as a resource throughout the entire project. You cannot ask for more from your home builder. If I were to build another addition or a new house, I would only make one call - it would be to Bret Franks Construction."

"Bart and his crew worked steadily 5 or 6 days per week to complete this project in just two weeks. I have already hired them to do additional work. They are good folks to work with. Five stars. Larry Clarke"

Small jobs welcome

"I recently had my porch done by Sedillos Construction, and I couldn?t be happier with the results. He was very professional from start to finish, communicated clearly throughout the project, and delivered excellent workmanship. The pricing was affordable and fair, especially for the high quality of service provided. I highly recommend Sedillos Construction to anyone looking for reliable and skilled work."

Carpentry questions, answered by experts

You may need a permit to install your window seat. Even though it's an indoor modification, some municipalities require permits for any built-ins added to homes. Check with your carpenter or, if you're DIY-ing, do some research on your city's requirements.

The best way to calculate framing costs is by basing your costs on the square footage of your home. On average, framing your home could cost anywhere between $7 and $16 per square foot.

To ensure you don’t go over budget, base your estimates on the higher end of the price range. If you know you’re going to use high-end materials or require a custom or complex build, you might even want to tack on an additional 5% of your budget.

When deciding whether to use nails or screws for framing, the specific needs of the project must be taken into account. Nails have long been the go-to option for framing due to their affordability, ease of installation, and ability to withstand shear forces. They are perfect for structural framing projects where fast assembly is essential. In contrast, screws offer exceptional holding power and are particularly useful in situations requiring increased strength and resistance to pull-out forces. For projects that prioritize accuracy and long-lasting quality, screws may be the preferred option, though nails remain a dependable and efficient choice.

You should avoid drilling or cutting into load-bearing beams because removing material will weaken it and increase the risk of structural damage or even collapse. If you do need to drill into a load-bearing beam, speak with a structural engineer first to discuss where it’s safest to drill and the width and depth of the bit that’s safe to use.

Homeowners can increase the usefulness of their garage space in other ways, and one option is to extend the length of the garage by making it deeper. The process is similar to traditional garage extensions, but the end product is a garage with a different layout rather than additional parking spaces.
