Before installing a new railing, check the condition of the deck frame and joists, especially around the perimeter where posts attach. If boards are loose, soft, or show signs of rot, the structure may need repair. A deck pro can inspect your framing to confirm it meets load-bearing requirements.

If you used regular jointing sand, you can typically walk on the repaired area right away. If you used polymeric sand, wait at least 24 hours before walking on it and 48 to 72 hours before driving over it, depending on the weather. Polymeric sand needs time to fully cure and lock the pavers in place.

The best way to sand a deck is by cleaning it, sanding the boards and stairs with 60- or 80-grit sandpaper, and sanding the railings and posts with 80-grit sandpaper. You should sand in the direction of the wood grain to avoid damaging the timber. When sanding your deck, use medium pressure and aim for an even sand. Pressing too hard with a sander can damage decks, as most are softwoods.

Several types of porches are available to meet your needs and style preferences. Some common porch types include:

  • Porticos are essentially a roof over a walkway leading to the home's front entrance. 

  • Sunrooms are closed-in porches that are an extension of the house with glass or plastic panels that allow optimal sunlight. 

  • Wraparound porches extend around the entire home, or at least the front and one side, and offer multiple entrances to the house.

  • Back porches are an extension of the home’s floor into the outdoors. These offer more protection and privacy than a deck.

When it comes to rotten deck wood, there really is no fixing it in the traditional sense—it needs to be removed and replaced. While you can certainly do this yourself, we don’t recommend it as some of the issues causing wood to rot could have spread throughout your deck and an untrained eye may not be able to notice. The good news is that replacing deck wood isn’t the most expensive project, and can seriously increase the quality and aesthetics of your home.
