Their communication was professional and timely, they made sure we were happy with the patio layout before work began, they were clear and concise on pricing, and they got the work done exactly when they said they would. During the week they performed work, it was very rainy and the ground was extremely soft, which left a lot of tire tracks in our yard, They came back and releveled it all once the ground dried out. Most building departments will require that a certified and licensed foundation repair professional or a structural engineer pull permits for foundation repair, so homeowners usually cannot pull them themselves. This helps ensure that an experienced professional completes all structural work on your home. Minor repairs that are technically DIYable often won’t require permits, but it’s still a good idea to hire a professional to carry out foundation repairs.

New constructions need time to “settle” and sometimes, small hairline cracks occur as a result. Larger horizontal or “stair step” cracks, however, are usually a sign of a deeper, more severe issue. It could indicate an issue with the soil beneath the home, a problem caused by an overgrown tree, or another problem.

Foundation problems are costly to repair, but if you already own the home, you can either handle the issues or allow the property to (literally) sink into disrepair. The opposite is true when buying a home. Walk away if the seller refuses to lower the asking price once foundation issues are exposed or if they refuse to handle the problems before the completion of the sale.

Depending on the severity, a slab leak can go undetected for months or even years, especially if you don’t carry out routine foundation inspections to find foundation leaks early. However, minor leaks are likely to turn into more severe leaks over time, so you might notice increases in water bills and issues with yard drainage, even if the problem is minor.

You could DIY the work, but unless you have plumber’s knowledge for identifying and fixing a slab leak and specialized equipment in your tool shed, attempting to DIY your slab leak repair isn’t a good idea. It’s simply not something that the average homeowner can take on themselves, regardless of how many successful DIY projects they’ve got under their belt. You could, however, do something simple like foundation waterproofing yourself to save some money on the post-repair work.
