"Our nearly 40 year old boiler system had seen its last day. Steve with Guardian was easily accessible by phone, prompt, and helpful. He installed a new boiler and retooled the set up of our system. We re very happy with the service, speed of the install, and professionalism the guys showed. We didn t shop around much since we weren t interested in having too many people coming in and out of the house during the pandemic, but felt confident Steve was giving us good information and a fair price based on what we were told in the past and research we had done. I would certainly recommend Guardian to friends and family. I will update going forward if necessary since the system is currently a day old, but the house is as toasty as ever so mission accomplished thus far."

"contacted T&K Builders after discovering mold in my exterior wall, and their response was immediate and professional. "These guys are awesome! Very, very fast response, when I finally made up my mind to do it, they were there the next day. Cut down a pretty good size tree that was up in the power lines and cleared an adjacent area off those small trees that grow from the helicopter seeds and some weeds and tall grasses, and all within about 2.5 hours...including cleanup! Would definitely hire again. Thanks Angel's, lol."

"If there was an "A+" rating on Angie's list, Mastercat would get it.  I am incredibly happy with their services as detailed below. And I admit that I am an particularly picky customer when it comes to services, so this is not said lightly. Here's why:

 I was in the market for a new home. My wife's  first choice (and my own) ended up being a short sale home. So we put up an offer in April and waited. During that time the then finished basement flooded. The basement had a walk-in doorway from the outside and the agent had let leaves/debris pile up blocking the drain. Water got in under the door and mold formed on/in the drywall nearby and the carpet. The laminate wood floor also buckled. It would have been a deal killer except the bank offered us a lower price, and, more importantly for this post, Mastercat came to the rescue big time.

 I had called three mold remediation services on Angie's list. One gave me an extremely low price (that in hindsight would have not done a complete job and I would still have issues to this day). Another wanted to rip the entire basement apart (making it far too costly to refinish and thus kill the home deal). Neither of these services was able to teach/explain to me the basics of mold remediation and the risks issues that I should be considering.

Thank goodness for Donny at Mastercat. He was able to instruct me about key trouble spots, such as where to look for leaks. More importantly he was able to pinpoint what had to be removed (and what had to stay) so I could get an idea of costs to refinish the basement. He also quoted me a fair price (that was on par with the prior mold remediation services).  

With Donny's help I was able to move forward with the transaction. I was expecting to have Donny and Mastercat start as soon as we closed on the house, but the bank insisted that it be done prior. We had a short closing window and Donny went out of his way to reschedule his crew to re-mediate the mold in my basement. Without that we would have lost the deal and not have our home (which we love) now.

Donny's team went to work removing mold, drywall, carpet, laminate flooring hanging ceiling tile, cabinets, and baseboards; I was grateful that he, like me, wanted to salvage as much as possible to keep my refinishing costs down (he called/emailed me each time there was an issue, such as removing the cabinets, to get my approval). The team afterward painted my studs with anti-mold paint, air-scrubbed the basement with a large HEPA filter; and generally cleaned and sanitized the entire basement; Donny also contracted a duct cleaning company to kill any mold that had gotten in the HVAC system - this was included in Mastercat's price (which is great because I would not have known to do that and probably would have had to pay extra for separate services). 

 In the end the basement looked great, was dry and smelled clean (and still does). A week later, after the job was complete, we got a large rain storm in the area. I noticed a wall in the basement was leaking. I called Donny at Mastercat immediately. He sent a team out to seal the basement wall with epoxy (and included that work in the initial price too!). He also sent a team out the following week to add an additional coat to the sealed wall just to make sure.  Now my basement is dry and watertight!

Throughout the entire process, Donny was incredibly responsive and professional. So was his team. That is important to me because mold/basement remediation can be (was for me) a stressful process. Having Donny and Mastercat on your side during the process made it so stress free. I always felt that I would be taken care of - and I was. Needless to say, my expectations were met and exceeded. I would recommend (only) Donny and Mastercat to anyone who needs their home re-mediated for mold/water damage. There are a lot of companies in this business, but only some really know what they're are doing and are sensitive to not only getting the job done right, but controlling costs. Donny and Mastercat showed me how they excel at this.   

Apologies for the long post, but, in sum, if you want top-of-the-line service and a quality job done right in the realm of mold/water remediation services, all at a fair price, then look no further. Mastercat is it!"

"We chose Watry Homes, LLC due to the courteous salesmen and competitive quote. The crew showed up early and immediately started with the tear off the front of the house and the garage.  The tear off of 4 layers of existing shingles created a lot of debris, but the crew worked diligently to keep our yard and our neighbors yards clean.  The crew worked hard and even stayed until dusk to finish the shingles on the front of the house so the roof would be prepared for the next day's storms.  After the day of inclement weather, the crew returned and finished the remainder of the house and installed the roof vents.  All of the work performed was done with the utmost professionalism and they didn't cut any corners.  Flashing was used in all of the required places and an appropriate color choice was made to blend in with the new shingle color.  Overall, I am very satisfied with the quality work performed and the new roof has really improved the curb appeal of our house.  Also, I never found any shingles or nails in yard which is extremely important with 3 young children running around.  I would not hesitate to use Watry Homes again in the future or recommend them to anyone considering a roof project for their house.

"He had a cancellation and was able to come out the day I called. He verified that we actually didn't have mold growing in the one area. Since that area was connected to an indoor hot tub room, he checked the tub room just to verify that all was ok in there. He gave me some tips on preventing mold in that tub room and informed me about some other areas to watch (as this was in the basement and we have had water get inside with heavy rain) and I asked him about some marks on my basement ceiling. He was very knowledgeable and helpful. Will definitely be calling if need for future services."

"I know of no other contractor who has total customer satisfaction as his top priority like Mr. Flanagan does. He is absolutely the best.
My basement sustained ankle-deep water as the result of an outdoor basement stairwell drain that violently backed up because its circa-1951 drain line led to the street storm sewer (by design). That sewer was overcome with water during a storm in the summer of 2010 that featured a tornado in my western-suburbs area. Soon after pumping the water out of my basement with a mobile pump, the mess prompted me to (once again*) call Mr. Flanagan (*His crawlspace crew had done a beautiful job finishing my dirt-floor crawlspace with a concrete floor and wall insulation a couple of years earlier).
After the basement waterproofing project described in this review was complete, however, I was disappointed with the workmanship: The concrete work looked less-than-professional (out-of-flush with sump flange and the stairwell drain, plus way too many swirl marks and splattering) in the stairwell and basement's appearance areas. In short, it just didn't look like his business's flawless concrete job that was done in my crawlspace just years earlier.
Mr. Flanagan agreed. With no questions asked, he immediately had a different crew come to my home, tear out all of the previously laid concrete and drain lines and replace it with the workmanship that he would expect his crews to use in their own homes. The re-do of the project at least had met my high expectations for its cosmetics. And, of course, I hoped it was a sufficient waterproofing solution for my basement.
Fast forward just a few short years. Affter having perhaps sustaining that 100-year event with the Chicago-area rain storm of April 17-18, 2012, while my neighbors are pumping water out of their basements, mine remains bone dry. Thank you Mr. Flanagan and Crawlspace / Basement Waterproofing Solutions for a job (design and installation) well done. Your basement waterproofing solution indeed deserves an A+.
