While you can waive a home inspection when buying a house as-is, it’s not a good idea. An inspection will identify any current and potential problems with the home and give you a starting point to budget for repairs. An inspection will also alert you to any major problems with the house that may make you not want to proceed with the purchase.

The telltale signs that your home is ready for repointing include visibly damaged bricks, crumbling bricks, flaking bricks, loose mortar, cracked mortar, gaps between brick and mortar, leaking inside your home, and visible water damage. Consider repointing when going over brick house pros and cons if you're buying a new home. Repointing is also a good idea if you plan to paint, acid wash, or stain your brick home, as it will give you a good base for coloration and prevent repairs after the work is done.

Normal home inspections do not include sewer lines or septic systems, hazardous materials like radon or mold, swimming pools, electrical systems, or pest problems. Most of these require a separate inspection by a qualified pro in addition to a general home inspection.

In most cases, you can negotiate after a home inspection and use the issues as leverage to bring down the purchase price of a home. The only exception would be if you waived the home inspection to make your offer more appealing to the seller. In that case, you can still have a home inspection done to identify issues, but you have no recourse to make a counteroffer after you get the inspection results.

You might consider demolishing a house if it has a faulty foundation, widespread mold or pest damage, or other significant issues. Older homes with outdated wiring systems or dangerous materials could also be good candidates for demolition. Or, if you’re planning to remodel the entire home, you might find that it’s more cost-effective to tear it all down and start from scratch.
