Was not advised of a serious problem with the refrigerator ($750 repair estimate) several broken shades, several carpet stains, and the very dirty condition of the condo. The claims contract insulates him from providing a refund.

"At the time of the inspection, the home was occupied and the Refrigerator was in Satisfactory condition and operating normally. Dirty condition is not the responsibility of the inspection but is up to the buyer to request cleaning in their contract with the seller. Stains on the carpet were covered by furniture and it is in the contract that the furniture is not moved. Client did not follow my contract that was signed."

This was a good experience in every way. Alan is a nice guy who communicates well and timely. His inspection report is loaded with photos and clear comments. We don't have a comparison for cost, but what he charged was worth every penny. (The inspection was performed not for a sale, but for our own information preliminary to having maintenance and repair done.)
