Facts and opinions are what I provide as your Inspector. My name is Joe Pruitt. I am a Washington state licensed Home Inspector, Structural Pest Inspector, and a Certified Mold Inspector.

Inspected every aspect of the house, including running

He found the goods, bads and uglies I suspected. Put this information together in a very professional report. Provided me with 3-ring binder at beginning of inspection of what to expect for this inspection, legalities, and additional information. Sent me a pdf copy of report (with photos of each area) and invoice which is wonderful for tracking purposes and makes it easy to pay right away either by credit card or check. Went far beyond my expectations. This tool assisted me to obtain quotes for each area of repair to help me determine if this property is a wise purchase. HIGHLY recommend this person to inspect your project. Could save you from making a mistake during purchase. Knowledge is power.
Joe did a very thorough home inspection for us which we greatly appreciated. Our dream property was built in 1890, so as you can imagine, it needed a really in depth inspection before we could make a good decision weather to purchase it or not. The inspection was so detailed and the pictures were so good that we were able to obtain some accurate bids from contractors via email alone! This made life a lot easier for us because we live rather far away. All of the contractors who referenced the inspection report were impressed with the detail and accuracy of the report.
Joe was also a very personable guy and he explained things to us very clearly, which was great as this is our first home purchase so we had lots of questions. His website is very useful and his experience in many fields of construction give him a wealth of useful information. He was kind enough to suggest things that would improve the longevity of the home as well, which we really appreciated. He was on-time and didn't ever rush during the inspection. He was very detailed in his work and because we tailed him during the inspection process we learned many very important things about our new home. He even gifted me his voltage tester as electricity makes me very nervous. He was a genuinely nice guy...a rare find these days!
We would highly recommend Joe to anyone in need of a home inspector and will certainly use his services again in the future! He was honest, his prices were fair, he's professional and he even got us our inspection report within a day so we could easily schedule estimates during our 10 day inspection period! He made the home buying process a much more enjoyable one for us as he took the mystery out of it so we could base our decision on facts. We'll never have buyers remorse as we are confident we didn't buy a money pit thanks to Joe!
