"Got the house sight unseen, he was recommended by the realtor. I didn’t get to the house until the house was fully purchased. When I got to the house I saw SO many issues! The floor uneven, leaky faucet, one of the closet doors didn’t close, linoleum that was peeling on both floors, those were some of the things he didn’t point out. He didn’t know what things are, like the doorbell transformer that was in the crawl space, he thought it was connected to the ADT system. There was snow at the time and he didn’t come back to finish the job and of course there was a mountain of moss on the roof. He pointed out things that were obvious like the ice machine on the fridge didn’t work. Wow, genius. First time buying a house and thank you for educating me on how I should research inspectors instead of listening to the realtor."

Waiving a home inspection could be beneficial if you’re buying a home in a hot location where the seller has many other offers to consider, especially if other buyers are willing to waive the inspection. However, it’s not usually a good idea to waive an inspection, even on new construction. Inspections can identify problems that could cost thousands or even tens of thousands of dollars, so a formal inspection is always worthwhile. If you’re having a new home built, a pre-drywall inspection is often the most valuable, but a final inspection before you close is also a good idea.

Most foundation issues don’t lead to a house’s sudden collapse, but they can lead to health issues like mold growth and pest intrusion, as well as problems like uneven floors or rotten beams and joists, which can pose injury risks and be costly to fix.

You should schedule a fireplace inspection at least once a year, per the National Fire Protection Association (NFPA). However, this is the minimum requirement even if you’re diligent with fireplace maintenance between uses. If you suspect your fireplace is malfunctioning, schedule one sooner to avoid fire hazards or the release of harmful emissions like carbon monoxide in your home.
