"I can highly recommend J Plus Construction after the excellent work they did in transforming my wildly overgrown grass into a beautifully trimmed lawn surrounding my house. Two men worked tirelessly for approximately two hours and did everything I needed to be done with care and attention to my requests. I highly recommend this company."

"Overall the workers did a fabulous job. There was so much foliage to cut back. I was concerned about the general vagueness of the contract though and tried to get the details confirmed with Mike (the supervisor) before signing. This was a difficult process, but since pictures were taken before the bid, and Mike seemed confident with what needed to be done, I thought it was a good deal. By the time all of this had been handled, a couple of weeks had passed so I called the office to confirm that the contract would still be honored before signing. Throughout this whole ordeal my attempts to set up regular maintenance service were not acknowledged. As I said the men did a great job with the overall clean-up, but there were specific items on the contract that were not done. Having paid half of the amount before the work started, I let them know that I would be happy to pay the other half when all of the work listed on the contract had been completed. A week and a half later Mike called to inspect my yard. The young man with him took care of the neglected cuttings. Mike followed me to the backyard where a short walk-way was to be made with bricks we had at home. This is when he said he had lost money on this job. When we began to discuss why the walkway was not done, he made many excuses that I corrected. He claimed the existing concrete walkways along the side of the house were not there before and that was what it referred to. He then claimed that cleaning those existing walkaways was what it meant. Next, that the people typing his notes must have misread them. Next he claimed he had forgotten that it needed to be done. Afterwards he took excessive amounts of time just staring at the ground where the path was to be laid without saying anything to me. I had the typed contract in my hand which stated the exact height and width of the path. I kept showing him the area where the contract referred and explaining why it was chosen in order to jog his memory. He began to say he sort of remembered. When I told him that I was not pleased that this was not done, he whipped his head to me seemingly shocked. More nonsense and hem-hawing occurred. Eventually I said I didn't want his workers to do the job. I turned to the house to leave, paid compliments to his workers, and as he was turning around the corner of my house, he offered to take $200 off the total for the path not being built. To end my review, I would like to add that in all the time that Mike was at my house, not once did he apologize for anything. I will never use them again and never recommend them to my friends."

"We recently purchased our house knowing it needed to be repainted. I began looking for painters in June and schedule 3 estimates for end of June/early July. Scott was my third estimate. I had an appointment for Monday, July 3 but no one showed up. When I called to ask, Scott offered to come out on July 4. I took this as a good sign for customer service and responsiveness. Although his was one of the higher bids, I chose Emerald Coats for several reasons: Scott's willingness to take time out of his holiday to give an estimate Very favorable reviews and status on Angie's List Scott's extensive experience and knowledge of paint and wood Expected project timeline and completion by end of August. This summer we also had our deck replaced to fix a hazardous situation caused by poor construction quality (a process that only started after 8 months waiting on a permit from the city). Due to delivery lead time required to get the decking material, we knew there would be a ~2 week break during construction. Our hope was to have the house painted during this window to make everything as efficient as possible. When I brought this up with Scott, I was told this wouldn't be a problem and, if the timing didn't work out, the two crews would be able to work around each other without incident. Scott informed me his crew had several jobs ahead of ours so there might be a delay. As August rolled around, I asked for an update on when pressure washing and painting, I consistently got an answer that it would start in the next week or so. After the third time I mentioned that we were coming up on the end of our window for painting without the construction crew at the house. Finally, his crew came out to pressure wash with the expectation of getting started early the next week (allowing time for the house to dry). The construction crew was back when they came to paint, so Scott's crew started priming on the opposite side of the house. At first this arrangement was fine, but once the crew started encroaching on the construction area, difficulties arose. First, the crews had a very hard time working in the same location. We received calls independently from both Scott and the construction company owner informing us of issues related to the other crew. My wife and I each had to intervene on separate occasions to ensure ease tensions and smooth over the relationship. Second (and this was a major reason we hoped to have painting done before the new deck was installed), overspray and paint splatter occurred several times, causing the construction crew to have to clean up and in one instance replace several already installed planks. Third, there were a couple places where siding had been removed to install decking and support. I confirmed with Scott that he or his crew could come back to paint those once they were put back on. Scott asked that the boards be primed prior to his coming back. The construction crew used the remaining primer to do what they could on the new siding but what was left did not cover all the wood. Consequently, this led to further delays as we did not understand priming and painting could not occur on the same day. Ultimately, the house was painted and the quality of work done by Scott’s crew was generally very high. We are happy with the final product. Unfortunately, an estimated one week project took nearly a month and required intervention on the part of myself or my wife at nearly every turn."

"I needed an old driveway demolished and a new one (5") poured on a sloping property. He installed drains and was able to contour the surface for optimal parking angle. The whole project took three days as Joseph had promised. So far I'm pretty happy with the project."

Deck Maintenance questions, answered by experts

Some elevated decks require stairs that lead to the ground level per the local fire codes in some municipalities. In other regions, a staircase is an optional feature that can increase accessibility and convenience for homeowners who want ground-level access to their deck. Additionally, a staircase is necessary if your home doesn't have an existing door leading to the deck.

The overhang, or nosing, of deck steps is another area that will be covered in building code requirements. The noses on your deck steps should have a minimum overhang of ¾ inch. For safety, usability, and code compliance, the nosing of deck steps should not extend past 1¼ inches.

The best and fastest way to remove paint from a deck often involves combining a chemical stripper with a pressure washer. Gel-based paint strippers are highly recommended because their thick consistency makes them less messy and easier to apply than liquid strippers. After applying the stripper to loosen the paint, you can use a pressure washer to efficiently wash away the residue. When using a pressure washer for this task, it's important to use a low pressure (under 1000 PSI) to avoid forcing too much moisture into the wood, which could lead to mildew or rot.

A sunroom is worth installing on a deck, both for the value and your own enjoyment. A Florida room addition costs between $10,000 and $140,000, so it’s pretty expensive. However, a quality sunroom can offer a 50% return on investment, making your home more sellable. Plus, if it’s a space you and your family enjoy relaxing in daily for years to come, it’s worth the money, time, and effort, even without the added monetary value.

Cold temperatures can make your deck boards contract. If they don’t contract evenly, they can put pressure on the deck screws and cause them to pop out, making a noticeable sound. Winterizing your deck can help prevent this from happening.
