As an inspector with more than 4500 completed inspections, I run my business with one goal in mind - to perform the most thorough inspection I can so that you don't face unwelcome surprises. In addition to my home inspection experience, I am a former Chairman of the State Home Inspector Advisory Board which developed the Standards of Practice for Washington State. I am also a former member of the Washington State Building Code Council and wrote a short book for home sellers titled Surviving the Home Inspection. The inspection will include all the elements of the Washington State SoP. From top to bottom, I will inspect your home. If safe, I will walk the roof, crawl the crawlspace, and remove covers for electrical panels. Reports are completed on the same day and include digital pictures and video. Your comfort and safety in your home is my utmost priority.

"It seemed to go OK - he was on time and friendly. But, after the inspection we discovered that a number of issues had been overlooked or poorly evaluated. Through a series of unexpected circumstances, we've moved 4 times in the past 6 years - yuck! That, combined with the fact that we've owned about 10 houses over the years (including 2 ranches) has given us a lot of exposure to inspectors. This inspector just missed too many things & didn't pay attention to details. For example, the shop had an attic that was accessed by a drop down ladder. The inspector had noted that the roof was in poor shape, but he failed to climb the ladder to see if it had been leaking. He stated that "access to ladder was obstructed and he could not access the attic." But the realtor and I both had no trouble in dropping the ladder and crawling up for a look. There was no blockage AT ALL! Unfortunately, we didn't have a flashlight, so we couldn't see much. In my opinion, he just got lazy or in a hurry. His failure ultimately will cost us over $10,000 - the shop roof was leaking and now needs a full replacement. Had he simply taken the time to check this out - especially since he'd already noted the roof was in poor condition (which should have been a red-flag causing him to investigate further) we could have required to seller to address the issue - but he just blew it off and by the time I could look again (we lived three hours from home in question), and take a flashlight, the inspection period had passed. Access was unhampered, he just chose not to do his job and justified it by saying access was blocked. He failed in a number of other ways too (like a failure to conduct or even suggest radon testing). Very disappointed. If you want a quick, "once over lightly" inspection, he's your guy. If you need a detailed assessment of a property you're planning to buy, I would not recommend him - period!"

You should consider walking away after a home inspection reveals any issues you’re unprepared to deal with after closing. It’s a good idea to consider all the problems the inspection raises and estimate the repair costs—or even get professional estimates for the work—before deciding if the home is still worth buying. Before making your decision, consider the state of the market and how quickly you need to relocate.

Technically, you can do a home inspection yourself. Still, it is not recommended unless you or someone you know has a background in the construction trades to be able to identify any issues. A certified home inspector is trained and has the experience necessary to make a thorough and trustworthy assessment of the condition of a home. If you need a home inspection when buying and selling a home, a professional home inspector is often required.

Without regular proactive maintenance, your home and the things in it will wear out, break, or otherwise deteriorate much faster than they would with routine maintenance. Regular home maintenance also helps to prevent major problems down the road. For example, regular gutter cleaning will help avoid roof and foundation problems caused by pooling water and improper drainage. 

Radon enters your home when warm air begins to rise and exits through the roof, creating a vacuum that pulls cooler air from under the foundation. Part of that air is radon, which is an invisible, odorless gas that develops naturally when radioactive particles are deep within the ground. Those particles usually come from decaying matter in soil and rocks.

Part of a pre-drywall inspector’s job is ensuring all work done on the home is up to code. If they discover anything that doesn’t comply, these fixes may be required by the local government or by the lender financing the build. Aside from these mandatory post-inspection home repairs, it’s technically optional to make any other repairs—though it’s a good idea to remain proactive about them to avoid a bigger issue in the future.
