Customers say: True professional

Certified Professional Home Inspector in the Spokane Wa area that is family oriented, fully insured and believes in putting your interests first. I offer a professional, objective, non-invasive visual of the current condition of the home backed up with a 90 day Guarantee.

"I hired nextJen inspections in 2017 and believed she was thorough and knowledgeable. I was wrong. When we got to the bathroom I pointed to the tub and said what about those cracks in the bathtub? She adamantly exclaimed that they were "superficial" "cosmetic" and that they absolutely would not affect my property because there was a metal tub underneath. The inspection report states *ceramic coated stainless steel tub noted. Because I believed she knew what she was talking about I didn't ask the seller to provide a bathtub without cracks and ignored my own gut feeling about the cracks. So when I found major water damage in my bathroom I was sure it was a pipe that burst. When they told me it was from the cracks I was astonished because I was sure there was a metal tub beneath. Nope! Plastic tub with cracks that finally made it all the way through. Then the insurance denied as an ongoing issue so its all on me. Now I don't trust anything in that report. Everyone who came in to do a quote said the home inspector must not have known what she was talking about and said it was obvious that it wasn't a metal tub. However until they actually took it out I thought maybe they were wrong, maybe it was something else that went wrong. I didn't want to believe it but they were correct and my inspection report was absolutely wrong. I had boxes stacked around the area so I didn't see it until removing the boxes. I feel stupid for not knowing what type of bathtub I had but I trusted what the home inspector said was true. Caveat emptor/Buyers beware"

Home Inspection questions, answered by experts

A home inspector is only required to give a copy of their report to the party who hired them. This means that only a seller would receive a copy of a pre-listing inspection report, while only the buyer receives a report for pre-purchase home inspections. You can choose to share this report with the other party, but this isn’t a common practice. As a seller, you would typically only get a sense of the most significant inspection discoveries when you receive a request for repair from the buyer.

Yes, you can negotiate repairs after a home inspection. You can talk to the homeowner about either completing any repairs or deducting the cost of those repairs from the price of the home.

Septic tank locations are sometimes public record, although it depends on local laws and the property age. Older properties may not have the septic tank information on public record. To check, you can talk to local permitting agencies, such as your local health department, the local environmental department, or the county clerk.

Older homes normally take longer to inspect than newer ones. Old homes are more prone to damage, deterioration, or outdated systems and features, and an inspector will need to note the condition of the home and anything in it that may need to be updated or repaired.

Experts suggest your HVAC system should be inspected once per year. If you’re buying a new home, it’s also a good idea to have the house’s HVAC system professionally checked before the final sale. For HVAC systems older than 10 years, it’s recommended they are inspected twice per year. If you suspect a problem, you should schedule an inspection, even if you’ve already had one this year.
