"Purchased a 1906 home in North Portland with an uneven foundation that had been patched for 60 years, but needed serious stabilization work. I contacted multiple foundation contractors in the greater-Portland area and Ram Jack was the only team that provided a full worse-case estimate that included everything that I may need to permanently stabilize the home's foundation. Other contractors' estimates were higher, omitted some of the features of Ram Jack's estimate, and involved greater excavation work around the home. While I was collecting estimates, I had multiple contractors check the levels on the house and could see the home was continuing to sink as much as half and inch in some areas within only a few months, so I knew I had to do something soon as the hotter summers are causing significant erosion to the clay soil in north portland. After paying the 50% down payment, I was quickly in touch with multiple project managers and structural engineers who were able to answer my questions as the work plan developed. I work from home and have two cats, so I was a bit worried about the noise and needing to leave at certain times during the work. Ramjack devised a plan of installing 12 helical piers from the basement and 2 outside for a small crawl space area as well as replacing most of the piers in the basement that had water damage. During the excavation and pier installation, I didn't have to leave my house at all, my cats were fine, none of the utilities ever needed to be turned off and none of the neighbors said they heard more than the hum of the generator outside; insane professionalism. The work team kept me informed at every step of the excavation and pier installation and was able to recover an inch of lift with only a few drywall cracks that I patched in a day. I could have gone further, but wanted to avoid any potential damage to the sewer pipes and stay within my budget. During the lifting, I was standing with the lead construction manager who kept me informed of every risk as we lifted the house bit by bit. During the excavation my basement looked insane with mounds of dirt everywhere, but the construction team cleaned everything flawlessly; all I had to do was a quick mop and the basement was good as new again. Overall had a great experience with RamJack; the 20 years in business shows, most everyone I dealt with had been working with them for years; the construction manager had been doing pier installation for 15 years. The work was expensive, but cheaper than the other local contractors, and certainly way cheaper than replacing the entire basement foundation. Ramjack was even able to take a few grand off the intitial worse-case estimate for solutions not needed. Glad I was able to repair my 120 year old home; here's to another 100 years. "Our house is almost 130 years old, so we needed to have some foundation stabilization done. The company was a pleasure to do business with. From our initial consultation and beyond, every contact was courteous and knowledgeable. On the first day of the project, after removing the dirt to see the foundation, it was discovered that the existing foundation was not sufficient to support using the helical piers according to the building inspector. The dirt was all replaced and it was arranged to come back out and give me a quote for a different process using smart jacks. Due to circumstances at my local building department, the new job had to be postponed until a new permit could be obtained. Once that was done I was rescheduled and the job was completed in a day and a half. When the building inspector came to sign off on the permit, he raved at what a great job they had done. I would definitely recommend them to anyone who asked."

We had difficulty finding a competent contractor to take on this repair. Within a few days of contacting Tom, he visited the property and had an estimate prepared. We had some concerns about the large amount of deposit that he required. He did explain that obtaining a large deposit has become commonplace among contractors in the area so they will be paid. So we went ahead and sent him a check for the deposit. Once he had received the payment, he started the work within a couple of days and was completely finished in less than two weeks. He kept us informed along the way of his progress. The cost of the repairs seemed reasonable under the circumstances. I would not hesitate to use Tom again."

"The estimator did an overall outside inspection of our foundation, then did an inside survey to measure whether any part of our home had sunk due to foundation failure.  As it turned out, the issue we had, a location where rain water had seeped under the foundation and into our crawl space, was easily repaired and was a repair that I could do myself.  They explained what I would need to do and, while they would be happy to do the work, did not try to hard sell me on them doing the work. They did find that a support for our front porch had receded about 3/4-inch due to soil saturation (an indication of how accurate their measurement gear was) and made recommendations for remediation of the saturation situation as well as repair of the recession.  The bid was a bit more than we could afford at this time, but their explanation of the problem and how they would fix it was clear and convincing.
All-in-all, I was very happy with both their survey and the fixes they suggested.  Their survey was convincingly thorough, they answered all my questions clearly, and there was no pressure to spend a lot of money.

"I was looking for someone to repair a leak where my patio cover met the wall of my garage. I had several estimates but chose this company because they were the only ones to "find" a soft spot in the rest of my roof that "needed" the plywood replaced. Their estimate was $1000 more than anyone else but I figured that was because of the soft spot repair. A $760 down payment was required to start the work. The contractors arrived, proceeded with the work, told me the soft spot was fine and didn't need to be replaced, and finished the next day. Nobody came to inspect the contractors work to make sure all was done. When the bill arrived, I went up to check the work and noticed that not everything was done and it still leaked. I sent a text message to the company. No response. I sent an email the next day and their representative came to my house and confirmed that not all the work was done and they would send the contractors out again,...but it would required another down payment of $1140 this time, even though it wasn't my fault their contractors didn't finish the job. The contractor showed up unexpectedly a week later; nobody had told me they would be arriving that day, and finished the job. The company only took $105 off the final invoice for not needing to repair the soft spot. I could've saved $1000 with someone else and probably had an easier time of it. FYI, this company only guarantees their repair work for 30 days. EDIT 04/24/2023: was offered a $500 refund to remove my reviews or change them to 5 stars. I canâ t figure out how to remove this one so I changed it to 5 stars. I need the cash to find someone else to fix the leak."
