"5 Stars – Exceptional Craftsmanship and Service from Ray Long at L&L Construction I can’t say enough good things about Ray Long and L&L Construction. Ray recently completed a 20'x12' deck off the back of our house, and the entire experience—from initial planning to final screw—was outstanding. He recommended Azek decking, and we’re so glad we followed his advice. The materials are beautiful, durable, and perfect for our space. The finished deck includes a full wrap around smooth top railing, 3-foot stairs off the side, and 5-foot stairs off the front. Ray also removed a large window facing the new deck and installed 48" french doors that open onto the deck. He carefully redid the surrounding siding and adeptly handled dry rot and structural issues from an unlevel, unplumb house with skill and expertise. What really stood out was Ray’s high attention to detail and how it felt like he was building the deck as if it were his own home. Every part of the project was done with care, precision, and pride. Ray was also extremely patient as we went through multiple redesigns to try to stay within budget without compromising quality or our vision. He offered honest recommendations and never pushed unnecessary extras—just smart solutions from years of experience. We’re absolutely thrilled with the result and would work with him again in a heartbeat. If you want a contractor who’s professional, skilled, honest, and takes genuine pride in his work, Ray Long at L&L Construction is the one to call."

"Vic Steiner is honest, experienced, meticulous yet practical. He is a problem solver and his skills are many. He has worked on numerous projects for us, all of which have been done to high standards. He approaches each project as if it were for his own home. Here are some of the projects he has accomplished for us, or for close neighbors: kitchen remodel, bath remodel, flooring (both installation and refinishing) , basement renovation, outdoor work (decking, outdoor lighting, fencing, brickwork, paths). He generally works alone, and if a project is too ambitious for him (it rarely is) he will honestly decline it. He avoids traffic by arriving mid morning and leaving later in the day than most contractors. We give him our very strongest recommendation."

"Hiring R and J Builders was the very best decision I could have made. Ryan tore out our old fence and deck and even took all the old landscaping out. He rebuilt the fence, deck and added a pergola and new back porch in 8 days!! The work is BEAUTIFUL. His work ethic is unparalleled. The attention to detail is outstanding. I canâ t imagine ever choosing someone else. My neighbors watched in awe seeing him tackle this project by himself. Rain ir shine he worked relentlessly. You will not be disappointed."

"I don't even think I need to add words for you to see how happy I am with this project. I mean just look at it!! I had a vague vision of what I wanted and Matthew from Rainier Ridge made it a reality. I have nothing bad to say about the outcome or the overall experience. I cant go outside now without everyone who passes telling me how amazing it looks. About a year ago I contacted a few contractors for just the deck and it was almost the same price for all of this. My father was a construction foreman with the Seattle Union most of his life so of course he had to check out the work after and he said the work was amazing. Matt also knew I didn't know much about construction but made sure I was always in the loop and understood what they were doing and why. If there was a change or recommendation he would ask and detail the extra charges if I wanted to but never pressured me. New projects like this can be so intimidating but it honestly couldn't have gone any better or easier."

"We recently hired Kenny to install an attic ladder in our garage, and we couldn’t be happier with his work. He arrived right on time, was professional, and made safety a clear priority throughout the project. Kenny was also very personable and easy to work with, and his craftsmanship and skills really showed in the finished result. We highly recommend him and wouldn’t hesitate to hire him again!"

Gazebos questions, answered by experts

Clean regularly, seal wood surfaces, and inspect for damage or rust to ensure longevity and safety.

The average cost to build or install a gazebo is around $5,700, with prices typically ranging from $3,000 to $10,000. The final cost depends on several factors, including the gazebo's size, shape, material, and design complexity. For example, square gazebos and those made from metal can be more expensive, while brick is a more affordable material. Adding custom features like built-in seating or lighting will also increase the price. You can potentially save money by purchasing a prefabricated kit or performing some of the labor yourself.

For many people, a gazebo is worth it, but it’s a matter of personal preference. If you love spending time outside but your yard doesn’t offer much protection from the sun or rain, then adding a gazebo might be worthwhile. Or, if you enjoy hosting dinner parties and want a nice outdoor space to gather with your friends, a gazebo could be a good investment.

Porticos last 25 to 60 years, depending on the material used. A portico’s roof typically matches the roof of the rest of the home and can be replaced simultaneously. Portico columns have a similar life span if properly maintained and regularly sealed. In some areas, harsh weather and extreme temperatures may cause a portico to wear more quickly.

On average, building or installing a gazebo costs around $5,700, with a typical range between $3,000 and $10,000. The final price depends on several factors, including the gazebo's size, shape, material, and design complexity. Material choice is a significant cost driver; for example, brick is often more affordable, while metal can be one of the more expensive options. Square-shaped gazebos can also be more expensive to build. Custom features, such as built-in seating or lighting, will increase the total price. You may be able to save money by purchasing a prefabricated gazebo kit or performing some of the labor yourself.
