- What sets me apart from other top inspectors is rather than spending 2-1/2 to 3 hrs. merely documenting the home's structure, systems, and components, and identifying deficiencies and potential problems; I focus upon teaching you about the home. Yes, it will be me, not a (surprise) employee, who will be serving you. Rather than simply enabling you to make informed decisions regarding your contract to purchase, I am enabling you to understand the specifics of your future home, which thereby enable me to teach you how to operate its systems most efficiently, reduce your energy costs, and how to maintain your home and protect your investment. You needn’t ask if you can accompany me and ask questions — I will arrive about an hour before you to set up my program, and document exterior conditions. Upon your arrival we will enter, conduct a detailed orientation, then inspect the home together. During which I’ll explain everything and answer any questions you may have. When we’ve completed inspecting, we’ll review the draft of the upcoming report, so you’ll know what issues will be in the report before we leave. Please be prepared to spent 4 hours with me. Why hire an inspector whose services merely meet Licensing and Certification minimum requirements which focus only upon protecting your contractual needs by identifying deficiencies and concerns? When for the same investment, you can participate in an LBI Education Inspection which in addition to providing you with a more comprehensive report, also teaches you all about the property, answers your questions, and provides a report created to serve as an informative manual similar to what is in the glove box of your vehicle.
""Mark was AMAZING! I know so much about my new home. He paid attention to detail and answered every question I had with no problem. I would call him for help again with no hesitation.""

"I would like to start by saying I am so very thankful that I called Troy with Royal T home inspection! Two years ago I paid a siding company roughly $30,000 to put new insulated vinyl siding on my house. What a disaster, long story short...three years ago this siding company covered up my gable vents and turned my top floor into an oven. My energy bills have been through the roof for three years just to make my top floor bearable and the siding company basically told me to go fly a kite. "It was not their fault or problem". I really wish I would have contacted Troy with Royal T home inspection sooner but let me tell you, he got the job done and I'm so happy!! He came right out to the house, evaluated everything and determined all of the problems and prescribed solutions. Within hours I had a bullet point email giving me an action plan with step by step instructions on who to call and what to say. I did what he said and within days the contractor showed up at my house to make things right! Troy even went out of his way to be there when the contractor came out to make sure I was taken care of! Next week, the siding company agreed to make all of the repairs needed to include removing all siding and taping the insulation seams properly and removing the siding from my gable vents and trimming them out properly. Royal T Home Inspection is more than just a home inspection company. If you have any questions or need anything concerning your home, call him. He offers free exterior inspections and he also offers free consulting as you shop for homes as well. Simply text or email him a property address and he'll provide a free snapshot inspection based on the listing information found online. This is very educational and can save you time and money while shopping. I'll leave a follow up comment sometime in the coming weeks when the work is completed and my house returns to normal. Thank you again Troy with Royal T Home Inspection!!"

"We found wires run on the surface of drywall after the inspection. We found unsealed walls that attached to the garage, where carbon monoxide would come in and we found water damage that, was obvious when viewed on the surface. The property is a 5000 sq foot house, so maybe he was overwhelmed. It is my opinion that Adam is what's wrong with the home inspection industry and we would absolutely not work with him again. Keep looking."

It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.
A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.
Home inspectors will examine the following home areas and features:
Plumbing
Electrical
Foundations
Roof
Windows and doors
Overall condition of interior and exterior
HVAC systems
Attics
Basements or crawl spaces
Major built-in appliances
Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.
Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.
On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
