"We found wires run on the surface of drywall after the inspection. We found unsealed walls that attached to the garage, where carbon monoxide would come in and we found water damage that, was obvious when viewed on the surface. The property is a 5000 sq foot house, so maybe he was overwhelmed. It is my opinion that Adam is what's wrong with the home inspection industry and we would absolutely not work with him again. Keep looking."

"Royal T Home Inspection was fantastic! As a first-time buyer, I felt totally at ease, Troy was punctual, professional, and explained everything clearly. He caught a hidden leak below the kitchen sink that would have surely caused problems down the road. The report was thorough and fast. Highly recommend!"

Whether you are buying or selling a home, getting a professional home inspection is vital. If you are a buyer, you need a clear picture of exactly what you are buying so there are no surprises down the road. And if you are a seller, you want a pre-listing home inspection to address issues now, not later. Newly constructed homes should also be inspected prior to closing and in the 11th month of the first year before the warranty expires. KEY Inspector, a local, family owned company, has the experience and qualifications you need. Kevin Yarbough with KEY Inspector is licensed to perform general residential home inspections, and is New Residential Structures (NRS) certified by the state of Virginia. Kevin is a NRPP Certified Radon Tester, and is also certified by InterNACHI to perform Home Inspections and Radon testing following their Standards of Practice. He also has over 20 years of residential remodeling knowledge and experience.

"An enormous shout out for the KEY Inspector**. -- He is a very likable, easy to get along with person. -- In addition, he is super charged with extensive experience; -- he utilizes incredible equipment to get an up-close view of hidden, hard to see places; and -- he is extremely effective while inspecting then captures the results with an on-the-spot digital report of the findings which are clarified with pictures, arrows, and notes. The report is also emailed. **Highly, highly recommend the KEY inspector. He continues to provide support even after the inspection. He is above the mark of A+."

Home Inspection questions, answered by experts

Failing to open your flue can lead to serious health hazards if you start a fire because the smoke will back up into your home. Breathing fire smoke, even in relatively small quantities, is bad for human lungs, and smoke can also irritate your nasal passages and eyes. Furthermore, smoke can cause damage to your interior fixtures and furnishings, at the very least leaving an unpleasant smoky smell for a long time. In short: If your flue isn’t open (or you’re not sure if it is or not), don’t start a fire to find out!

A mobile home inspection thoroughly assesses a manufactured or mobile home's structural and functional aspects. A certified inspector examines the home's condition, including its foundation, roofing, plumbing, electrical systems, HVAC, insulation, flooring, and overall structural integrity. The goal is to identify any potential issues, safety hazards, or necessary repairs. The inspector provides a detailed report summarizing the findings, highlights the strengths and weaknesses of the home, and often includes an estimate for the remaining life span of appliances, systems, and components.

Yes, a pot filler can add value to a home by attracting buyers with its combination of prestige and usefulness. When building or renovating a kitchen, pot filler installation costs can add value without significantly increasing your overall budget. However, it's important to consider the overall design and layout of your kitchen before deciding to install a pot filler. Unlike other parts of the stove, a pot filler may not be used every day. Pot fillers are most appreciated in larger kitchens with a large distance between the sink and stove. In a smaller kitchen with a sink located close to the stove, a pot filler may seem like an unnecessary feature to some potential buyers.

Living in a house with smoke damage could be safe on a temporary basis, but it depends on the severity and type of smoke damage. If you have major smoke damage or soot present from a fire, you should relocate to keep you and your family safe. Breathing in soot can cause respiratory issues, and it can contain carcinogens, so move out until you get professional remediation done. Your insurance company may cover the cost for alternative housing while your professional works.

A 4-point home inspection is similar to a standard home inspection, but it’s less extensive and is required for home insurance in select states. In a 4-point inspection, inspectors only review four main components—electrical, HVAC, plumbing, and roofing systems.
