"We found wires run on the surface of drywall after the inspection. We found unsealed walls that attached to the garage, where carbon monoxide would come in and we found water damage that, was obvious when viewed on the surface. The property is a 5000 sq foot house, so maybe he was overwhelmed. It is my opinion that Adam is what's wrong with the home inspection industry and we would absolutely not work with him again. Keep looking."

Clatterbuck Home Inspections was created to provide home buyers and sellers with the information they need to protect their interests during a real estate transaction. Without a thorough home inspection performed by a qualified professional, neither the buyer nor the seller can really know what defects may exist in a home.

"I lived in Arizona where an inspection includes a drippy faucet or burned our light bulb so to be fair, I am not sure what requirements Virginia has. We were not here but sent our son-in-law to participate. Since we have been in, our pipes bang when the water is turned on. Our electric patio screen was ripped up the side. The plug unit behind the tv that was left is literally falling out of the wall and taking wall with it. One of the blinds that we will be changing anyway, was not screwed in and I tried to open it and the entire thing fell on me. I have a box of electrical wires in the closet in a box. The box cover was broken, lying on the floor and all the 30+ wires were hanging out to the floor. The only other thing I can recall and probably too cosmetic was each bath room had towel bats, none match and also falling out of the wall. They had obviously repainted and their was paint on everything, light fixtures, cabinets etc. These things would have been noted in a AZ inspection but as I said, maybe not required in VA."

Freeland Engineering worked with me on what I needed to do to be code compliant, then produced the report required to appease the county. Working with them was a great experience and I will go to them anytime engineering expertise is required. You need to be aware that this company is extremely busy and will require you to plan ahead in order for them to schedule you in. However, the results are worth the wait."

A mobile home inspection thoroughly assesses a manufactured or mobile home's structural and functional aspects. A certified inspector examines the home's condition, including its foundation, roofing, plumbing, electrical systems, HVAC, insulation, flooring, and overall structural integrity. The goal is to identify any potential issues, safety hazards, or necessary repairs. The inspector provides a detailed report summarizing the findings, highlights the strengths and weaknesses of the home, and often includes an estimate for the remaining life span of appliances, systems, and components.

Any unexplained smell in your house should be investigated. However, some home odors are "red flag" worrisome because they pose immediate health and safety risks. Odors should be taken seriously when accompanied by headaches, nausea, or lightheadedness. If you smell an egg-like aroma, this is probably natural gas. You should leave the home immediately, and  contact your gas company.  

There are a few things that can set off your carbon monoxide detector that aren’t an emergency. Low batteries or a malfunctioning system are usually the biggest culprits, but dust and dirt can build up on the sensor and cause issues, too. If you have a single unit that serves as both a carbon monoxide and smoke detector, extreme humidity (like the kind coming from a shower) can accidentally set it off. 

While you can change an air filter yourself, you should have a licensed HVAC technician conduct your HVAC inspection. HVAC professionals have the knowledge, tools, and experience to investigate each part of your system, tune it up as needed, and offer you expert recommendations.
