"It went great! Mr. Kamran responded quickly and professionally to visit a property we were selling that the buyer was trying to have us concede thousands for issues that were minor. For our piece of mind we hired Mr. Ohi who providedus with a verbal assessment which was very thorough and indicated only minor repairs were needed. When we had purchased the house the settlement cracks were already there and they had not changed in 13 years. What we did not know was that those cracks should always be filled in. It was an $800-1500 repair and the buyers had been told it could be $5000-25000 by their unprofessional home inspector, exaggerating hone inspector. Having Mr. Ohi’s evaluation, which he allowed us to videotape gave us strength to negotiate from a position of power. If we were buying a home with any suspected structural issues, we would definitely call upon him again. Very reasonable, accessible and accommodating. Wish all providers could be so professional. The key with Mr. Ohi is that he isn’t in the business to offer repair services so give so you get an independent and unbiased opinion. In short he was a terrific provider. Highly recommend."

Bashir was attentive and he and Noorullah answered all my questions. I would have no problem providing a strong recommendation for Structurist for any structural engineering needs especially when it comes to your home."

Small jobs welcome

"Paul is a very knowledgeable and experienced structural engineer. He helped us to understand the build structure of our home and how to approach some improvement projects the right way, as well as what to avoid. It was great peace of mind to have him come out before hiring contractors to begin projects because we now understand build code and safety requirements associated with our big ideas!"

David was on time and very professional. He spent an appropriate amount of time evaluating the 2 areas we had requested. He documented the inspection w/ photos, measurements, and sketches. He provided a verbal preliminary report and is to provide a written final report w/ specifications for the mods we are proposing. (Removing a wall upstairs and a post downstairs.) We were happy to hear that our mods were going to be less complicated than originally thought and consequently less expensive. We have the peace of mind that the proposed changes are structurally sound and will be done correctly.

"We are very pleased with the outcome and would happily recommend Suncrest to anyone.  John Cantrall, the owner of Suncrest Builders, struck the right tone with us right off the bat.  He responded to our phone call promptly, came out and met us almost immediately and grasped completely the scope and feel of what we wanted to do with our house.  When he sent us his estimate, it was so thorough that we were convinced he understood what the project entailed.
Now at the end of the project, we feel the home is as we always envisioned, and John and his team are wholly responsible for helping us realize our vision.
We worked with Suncrest's architect on the design, which was a satisfying experience.  The architect had excellent ideas but was also happy to oblige us on our preferences.  Part of the way through the project, we discovered that we were expecting a new baby.  The framing of the second floor was just about to begin, and we would need to alter the layout to create a better bedroom for the new arrival.  John worked quickly and cheerfully to come up with a new upstairs plan, which worked better than the original.  That kind of in-the-moment responsiveness meant a lot to us through this project that from our first meeting with John to finished house will have lasted about 18 months.
Bryan, the onsite manager, really keeps things going and has complete knowledge of what is happening on with our property at all times.  He has a great way with the workers and as a client it is always a pleasure to interact with him.  He kept focused and upbeat even when we were feeling uncertain or frustrated, which helps to get things back on track all the sooner.
We can honestly say that each and every person who worked in our house was a craftsman and pleasure to work with.  The carpenters, electricians, plumbers, tile installer (superb!), painters, flooring installers... the people John hires and subs to are top notch.  Our home's quality reflects the quality of Suncrest employees.  We have our favorite workers, people we will genuinely miss seeing when Suncrest is completely done and gone from our day-to-day life, but every person was good and easy to talk to and work with.
Actually, there was one subcontractor we did not get along with well, and John immediately replaced him so that we could work with someone better.  We both appreciated that John heard our complaint and reacted so quickly so that we could have a better experience.
With a project this size, there were some inevitable problems... structural problems that held up work and communication problems that created added frustration.  The structural problems we encountered could not have been anticipated.  In all instances Suncrest worked in a very common-sense manner to correct these problems and build the house so that it was done right.  When beams were rotted or structures were unsound they would meet with us onsite and show us the problems first-hand and explain what was needed to make it right.  In many cases we didn't have any choice but to do the extra work.  However, I felt that John always gave us a fair price for the extra work and in no way price-gouged us along the way.  In fact, I believe our overage on the project was less than 10% of the total project cost (outside of upgrades we wanted for cosmetic reasons).  In this way, John built trust through an arduous process.

The communication problems almost were harder to deal with and unfortunately undermined some of the confidence in the project when we felt the most vulnerable.  We were really looking to John for solutions to complex problems that we felt only he could resolve, and it felt like he was pulling back when we needed him most.  Every day and week that passed without an answer or work going on created more stress and nervousness.  Keeping us in the loop, even to say, "I am not yet sure how we will resolve this, but we are working on a solution," would have gone a long way during those times.  We look back on the kind of problems we encountered and realize how difficult they really were to handle.  However, we wish the lines of communication could have been more open.
Overall, the problems we encountered were resolved in a way that was satisfactory to us.  I suppose that is all that matters.  We end this project feeling great respect for John and all the workers affiliated with Suncrest and will think of them often as we enjoy our practically new home.  We were prepared for the worst... we have all heard nightmare stories about contractors... and even though we had a few problems (how could we not?), feel only happiness and a sense that it was more than worth it in the end.

"The start -- we had a design and layout pretty much completed when Berto bid the job.   We let the contract with US Andy Group.  Berto wanted a draw list created, and we did so.  He wanted no money until the first day they showed up with workers -- no up-front money.

Early on -- Most ideas were well thought out and work went smoothly, but some did not. We opened up walls and found heat ducts in the way.  We found the re-location of a toilet to be over a floor truss.  Another wall to be moved held a 3" drain pipe.  All these problems were attacked and solved.  I was worried every time one was revealed, but Berto's attitude of "no problem, we'll take care of it" saved us every time.

In the middle -- Work was progressing on many fronts at one time, and the close coordination of multiple crafts was required.  At times, certain work was pushed so that people could get in and do their part -- such as the painters, who only needed a couple days but needed the millwork and other construction to be done so they could work, or the plumber who needed the walls opened up and the exact locations of all items (sinks, toilet, washer, diswasher, refrigerator) identified, or the flooring installers who needed access to the entire area for a couple days.  It all was accomplished with a minimum of pain.

Near the end -- As always happens, there is a list of final details to be covered at the end.  It could easily be seen as picky or trivial by a contractor who has worked hard to get a lot of major work done.  This is not the case with Berto.  He will have his workers move a light that is just not positioned correctly, or move the mirror up an inch, or move the toilet paper holder forward a few inches, without any complaints.  I get the idea that they also want the job to be done right -- a sure sign of professionalism.

Overall -- I would hire them again in a minute.  I can't say enough good things.  I liked the fact that they showed up every day pretty much at the same time, and left at the same time.  None of this showing up at 7am one day and 10 am the next, or working until 9 or 10 pm (when any worker would be exhausted.)  They worked 8 to 5.  They cleaned up every day.  They always acted in a professional manner.  When needed, they were creative and resourceful.  When Berto was not there to instruct them, they knew what was expected, and worked hard.  None of the workers were smokers.  It was a positive experience, completed on time and within budget.

Structural Engineering questions, answered by experts

Generally, you can tell if a home is bolted to the foundation by checking the foundation for plates. If you see that your foundational plates connect to wood or bolts protruding from them, this means that you have a bolted foundation. However, it's always wise to bring a home inspector in to confirm if your foundation is secure.

Indications include cracks in walls, uneven floors, and sticking doors or windows that suggest foundation movements.

Structural engineers specialize in all aspects of a building’s structural integrity, including the foundation. Foundation engineering is a critical part of structural engineering, so structural engineers are experts in foundation design. Many foundation repair companies either have a structural engineer on staff or one they work closely with, so be sure you look for that when deciding who to hire for foundation repair.

You should pick steel for your new support beam for a few reasons. While steel is more expensive than other materials, such as laminated veneer lumber or glulam, it offers the following benefits:

  • Fire-resistant

  • Unaffected by pests

  • Longer-lasting

  • Stronger against water damage (when galvanized against rust)

Proper licensing and experience in residential and commercial structural projects.
