Without a thorough home inspection performed by a qualified professional, neither the buyer nor the seller can really know what defects may exist in a home.

"I lived in Arizona where an inspection includes a drippy faucet or burned our light bulb so to be fair, I am not sure what requirements Virginia has. We were not here but sent our son-in-law to participate. Since we have been in, our pipes bang when the water is turned on. Our electric patio screen was ripped up the side. The plug unit behind the tv that was left is literally falling out of the wall and taking wall with it. One of the blinds that we will be changing anyway, was not screwed in and I tried to open it and the entire thing fell on me. I have a box of electrical wires in the closet in a box. The box cover was broken, lying on the floor and all the 30+ wires were hanging out to the floor. The only other thing I can recall and probably too cosmetic was each bath room had towel bats, none match and also falling out of the wall. They had obviously repainted and their was paint on everything, light fixtures, cabinets etc. These things would have been noted in a AZ inspection but as I said, maybe not required in VA."

Since radon typically comes out of the soil, it is most commonly found in the lower levels of a home. In houses with basements, that's a common location for radon. Homes built directly on the ground may have radon on the ground floors. Radon can be found on the upper floors of the home, but often in lower concentrations than in lower levels.

If high radon levels are detected, steps include sealing entry points, installing a mitigation system, and retesting the air regularly to ensure reduced levels.

Keeping radon from getting into your home is much better than having to get rid of it once it's already indoors. While there may not be a way to fully prevent radon from getting into your home, there are things you can do to reduce the gas's ability to enter. 

Sealing foundation cracks and openings can help keep the gas from seeping inside. Improving air flow, such as by opening windows, can also be helpful. If you're building your home from scratch, talk to your contractor about using radon-resistant construction to keep the gas out.

You'll need to test your home for radon after installing the mitigation system, then again every two years. If radon remains elevated, contact a licensed radon professional, either the contractor who installed the system or a different one, and have them evaluate the system. They may need to make some changes to improve its effectiveness and performance.

Radon testing costs around $450 on average, but you could pay between $150 and $800 for testing, depending on a few factors. The size of your house is one of the most significant cost factors, as your radon professional will have to set up additional tests for homes with larger footprints. The type of test can also have an impact on the cost. Finally, some radon testing companies will include a recommended protocol for radon mitigation, while others might charge $50 to $100 extra.
