The test of a project like this is what happens when the unforeseen problem occurs. Not everything can be anticipated and written into the proposal. And I would guess something unexpected happens in many remodeling projects of any size. That happened with us. We have a builders spec house built in 1991. (We bought the house in 1998.) As is common, shortcuts were taken while the house was being built on mechanical items like plumbing and electrical. During the demolition, two major problems were discovered, neither of which could have been anticipated. The water pipes supplying the shower were not done correctly where they came up through the foundation and the wiring to the can lights in the fur down were not secured to the studs according to code. I am not an expert in these issues but I imagine some contractors could have left them the way they were and just covered them up or "jury-rigged" a make-do solution just to save money. Not Gene. He explained the issues to us carefully and we explored various options and their implications on cost and project schedule. He strongly recommended (an understatement) correcting the issues the right way and definitely bringing everything up to the current code. We agreed. The plumbing problem required a lot of additional chipping of the foundation to move the pipes. The electrical problem also required a lot of additional work to place the conduit in the studs, instead of just on the surface. The personnel of both subcontractors worked very late, until 11:30 one night, to keep the project on schedule because other crafts were scheduled the next day. Both of these problems caused significant additional cost over what was estimated in the signed contract. Gene approached that in what I think is the fairest way - he explained what the additional cost was that his subs were billing him and we agreed to share it. More about cost. I gave Gene an A on cost. However, if you are if you are looking for the lowest cost on a remodeling project, Gene will probably not be your first choice. He will provide high quality at a fair price, which I define as high value, but probably not the lowest cost I understand if some one is not able to or doesn't want to pay that extra. We used an interior designed, Kristy Mastrandonas, who works with Gene, and she was very effective in helping us narrow our choices on tile pattern and color, granite for the counter tops, paint color, and by suggesting an accent tile pattern and color that pulled everything together. Other reasons we went with Gene is that he is an Aging in Place specialist and had very good suggestions in our first meeting as we were developing the scope of the project. Also, he is an architect and this proved valuable as we got into relocating the two walls and the complications that involved. One final note, Gene had a young assistant, Dan, who was just learning the business and helped with our project. Dan was also pleasant to deal with, eager to learn, responsive, with good communication skills and did an excellent job in taking care of all the little items on the punch list at the end. I educated myself on the different options out there. I decided I wanted a mechanically seamed standing seam metal roof. There are alot of roofers that say that do metal roofs, but there are not many that do this type of installation. Distinctive Roofing was actually an early contact, but I was still in the investigation stage. In July 2009, I saw someone in my local Home Depot wearing a T-shrt with a and quot;Distinctive Roofingand quot; logo on the back. I didn't approach him in the store, but when I saw him AGAIN in the parking lot, I figured it was fate. I introduced myself and asked if he worked at Distinctive Roofing. That brief conversation with Bill Pinkerton energized me to pull the trigger on my roofing project. I had already received several bids on the work, but was not satisfied with a variety of different things with each company. Roofers tend to have a bad rap and I wanted to feel like I could trust my roofer. After that fateful day in July, we met once and traded emails several times. First estimate received August 27, but it seems like my summer vacation delayed the final contract and color selection. That was signed in early October and work started 11/5/2009. Most of the workers didn't speak English. So, when I had a question, I needed to talk to Bill. I found him to be responsive. He played well with the other contractors (I had a plumber out to re-work drain-waste-vents and a mason to re-brick the chimney.) Most of the work was completed in one week, but I was not happy with the ridge vent. I did online research. I even found an architect blogger-type that was able to provide some free advice. I provided links to Bill. To his credit, he educated himself on the products available. I don't recall which manufacturer's product he used, but he removed the ridge and installed a proper ridge vent with sufficient Net Free Ventilation Area to support the attic sf and balanced with the soffit vents. And this did NOT require an upper in the cost of the roof. As I mentioned, Bill created a chimney cap for my and quot;newand quot; chimney, and I love it. I didn't even know that I needed it, so I was happy when Bill suggested it might be something I would like. Here is the thing that totally sold me on Bill Pinkerton. The first big rain that we had after the roof was installed, we had water leaking in the kitchen! Bill came out that evening while it was raining within an hour of the call. His evaluation was that the fresh mortar of the chimney was allowing water in. The next day, he came out with a small crew to waterproof the chimney. No charge. I recently built a detached garage and insisted that the roof be done by Distinctive Roofing. When my mother mentioned that she wanted to install a metal roof on a rental property, I told her that I would check to see if Bill ever travels that far (she lives in San Antonio). She is on his schedule. Anyone wanting a metal roof should check out Distinctive Roofing. I cannot say enough good things about this company and Bill Pinkerton!

"I made multiple attempts to contact this company and never received the courtesy of a response. Perhaps my initial job was not big enough. I just purchased my home and have a multitude of updates I plan to do within the next year but wanted to start with interior painting with sheet rock repairs and install a French door that required cutting out the existing wall, framing in the door then painting the interior before moving on to replacing 900 sq feet of wood flooring. Phase two would be to update kitchen and bathrooms..... however, if I can't get a response for a "small" job then I can't trust a response for a big job."

FAQs for architectural service projects in Weatherford, TX
While you might think that architects only draw blueprints for buildings, they are much more involved in the overall construction process than you might realize. While they aren’t the ones swinging the hammers, architects do the following:
Communicate with the homeowner on the project request, including assistance when exact plans aren’t known
Develop computer-aided models and blueprints of the requested design
Ensure that the design incorporates form, function, and safety features
Provide the contractor with the agreed-upon design
Supervise the general contractor and any subcontractors throughout the project
Communicate any needed changes to the project with the homeowner and draw new plans accordingly
Before settling on and hiring an architect, it’s beneficial to you as a homeowner to ask some questions to familiarize yourself with their work. After all, you wouldn’t want to spend time and resources on a professional that doesn’t specialize in exactly what you want in a house. Some questions to ask your architect include:
How do you charge for services? Is it on an hourly basis, based on square footage, or based on project size?
How do we work together to stay on budget for this project?
Do you anticipate any future challenges with this project? How are these communicated?
What is your project management style? If you are not handling the day-to-day details, who is my point of contact?
Can I see previous similar projects that you’ve completed?
Do you have any specialty experience, like working on historic homes or using sustainable building materials?
The average cost to hire an architect for your home project ranges between $2,200 and $10,500. However, depending on location and project type, you might end up paying as little as $600 or as much as $45,000 or more. For example, the average cost of hiring an architect in North Carolina is between $1,800 and $2,000, but in California, that price tag jumps to $3,600 to $15,200.
The price you pay for your architect also depends on their experience level. For example, a principal architect, the firm's owner, typically charges $150 to $250 per hour. However, an intern architect with three to five years of experience usually only charges $45 per hour.
After you’ve spoken with your contractor and agreed on a project, they’ll draw up blueprints, or plans, that the construction crew will use. The blueprint process can take between four and six months to complete. While this can seem like a long time, remember that the architect must communicate with your municipality to determine codes, communicate with you as the homeowner with any changes or adjustments, and coordinate with the construction crew.
If you simply remodel your home or add an addition, the time to draw up the plans will be shorter since fewer permits and surveys are required. Even still, it’s best to plan for a few months for the architect to complete this part of the project.
Knowing if you need an architect for your project can be tricky, especially if you've never worked with one before. In general, small remodeling projects like replacing fixtures typically don't require the expertise of an architect. However, larger projects, like moving walls or adding an addition to your home, should include an architect to ensure the project is structurally sound.
